3 signs you have the right agent. 🔑

Most people hire an agent based on a referral and hope for the best. Here’s what actually tells you whether you got a good one.

1️⃣ They know what happens after the offer is accepted. Finding the house is the easy part. The 30 to 45 days that follow are where deals fall apart, and that’s where experience shows up.

2️⃣ They’d rather lose the deal than let you make a bad one. An agent who has never talked a client out of something has never been tested. Saying “not this one” costs them money, which is exactly why it means something.

When a storm enters the box, binding stops. 🌀

Once a named storm enters the box, or a watch or warning goes up for Florida, carriers stop writing new policies until it clears. No exceptions for people who happen to be closing that week.

And it doesn’t restart the second the storm passes. Depending on the carrier, they may require a reinspection or a no-loss statement before they’ll bind, which adds more time on the back end.

If you’re financing, no policy means no loan, so a closing that was otherwise ready just sits.

We’re at the statistical peak of the season, so get your insurance quote early and build a little cushion into your closing date.
