New York sent more people to Florida this year than any other state — more than 23,000 driver's license transfers in just the first half of 2026.

A lot of that demand is landing in Wesley Chapel, out in Pasco County. It's easy to see why: more house for the money than you'll find in South Tampa, an easy commute into the city off I-75 and the Suncoast Parkway, and a real amount to do nearby between Shops at Wiregrass, The Grove, and Tampa Premium Outlets.

If you're in Texas and thinking about Florida, here's something worth knowing: Texas already has no state income tax, so that's not actually the savings story for you the way it is for buyers coming from New York or New Jersey.

The real difference shows up in property taxes. Florida's rates run about half of what many Texas counties charge on a comparable home value — though every state's full cost picture is different, so it's worth running your own numbers rather than assuming.

For buyers making that comparison, Wesley Chapel in Pasco County has become a strong landing spot — newer construction, more space, and easy access to Tampa.

Waiting for Tampa's market to loosen up before you make a move? It already has.

For the last couple years this was a "show up with your best offer and hope" market.

That's not really what's happening right now.

Homes are sitting longer. More sellers are cutting price instead of holding firm. Buyers are actually getting room to negotiate again.
