I went from losing 22 properties to owning nearly 40.

The comeback didn’t start with some huge check or perfect credit.

It started with house hacking, fixing things myself, renting rooms, building equity, and repeating the process.

Was it glamorous? Absolutely not. 😂
Broken toilets. Old wiring. Tenant problems. Weekend repairs.

But little by little, one property turned into another.

That’s the part people don’t always see: real estate wealth usually isn’t built overnight. It’s built one deal, one repair, one refinance, and one lesson at a time.

🏠 **Why would a landlord raise rent by only $1?**

Because in today’s Tampa rental market, **keeping a good tenant can be more valuable than squeezing out the maximum rent increase.**

A $1, $10, or $15 increase still communicates that taxes, insurance, maintenance, and ownership costs continue to rise—while showing the tenant that you value the relationship.

One month of vacancy can wipe out a year of aggressive rent increases.

My strategy for 2026: **protect occupancy, retain good tenants, and stay flexible until the rental market strengthens again.**

🤯 This one blew my mind.

The city couldn’t find the roof permit on a property we were researching.

We used ChatGPT, found the permit number, went back to the city—and discovered it had been entered incorrectly in their system.

That helped save the deal.

**Lesson:** “We can’t find it” doesn’t always mean it doesn’t exist.

AI isn’t replacing due diligence—it’s becoming another tool in the investor toolbox.
