Here I used a tiny 1/4” borescope camera to check inside ductwork that would have otherwise gone unseen. I do these techniques when clients add in mold to the inspection.

“The house is block, the house is newer, I can look for termites”. All excuses I hear all the time when people skip adding a $150 WDO (wood destroying organism) inspection. Today’s findings myth busted them. This was a 2023 block home. It was infested with drywood termites and powder post beetles. Wish I could load all my videos here at once. This was a side table in the living room that was full of powder post beetles. Other side tables and kitchen cabinets were as well. They were crawling on walls and windows throughout the home. The drywood termites were covered in the garage, in door frames, in bathrooms, in the attic, bedrooms, the electrical panel, all over.

This is what happens to vinyl siding when you screw into it and paint it darker. It buckles and warps. This siding is designed to expand and contract. Expensive lesson here as many areas where damaged like this and now need replacement. 😖

Yup, had this happen with water heater before. Seller gave me permission to turn on the water heater breaker. I turn it on, loud pop. Smoke starts coming out. Turned off the breaker and informed them. Had I not asked, they would have 100% made me pay for the replacement and also I would have risked burning down the house if it did it when I walked away. And I don’t let listing agents make that decision, if I do it, the seller sends me an email so it’s documented.
