Yup, had this happen with water heater before. Seller gave me permission to turn on the water heater breaker. I turn it on, loud pop. Smoke starts coming out. Turned off the breaker and informed them. Had I not asked, they would have 100% made me pay for the replacement and also I would have risked burning down the house if it did it when I walked away. And I don’t let listing agents make that decision, if I do it, the seller sends me an email so it’s documented.

Outside
• Cover all hose bibs
• Use foam covers or wrap with:
• Old towels + plastic bag + tape
• Disconnect hoses (huge — don’t skip)
• Insulate exposed pipes
• Garage walls, exterior walls, crawlspaces
• Sprinkler backflow preventer
• Wrap it well or cover with an insulated box
Turn irrigation OFF overnight (unless instructed otherwise)

RUN POOL PUMP ALL NIGHT

Inside
• Open cabinet doors under sinks on exterior walls
• Let faucets drip overnight (hot + cold, pencil-lead drip)
• If you’ll be away:
• Shut off water at the main
• Drain lines

• Exterior water heater closets
• Close the door tight
• Add temporary insulation (NOT touching vent)
• Heat pump / condenser
• Do not cover the top
• Clear leaves/debris
• Thermostat
• Set heat to 68°F+
• Don’t turn system off overnight

• Drip faucets
• Open sink cabinets
• Cover plants
• Heat set to 68°F+
• Irrigation off
