The advance new digital technology nowadays in processing of the real estate transactions in the US is phenomenal, fast, accurate, and simple. However, the real estate business would not reach to this level without the works of realtors, who serve the consumers in both sides sellers and buyers with the fiduciary responsibility in many steps through out the transaction.
In the Real Estate system in the US, when a realtor work with the sellers to market the property, who would have to make sure that the property is legally marketable to the buyers under the sellers' best interest, at the same time the buyers' agent would be the person who would serve the buyer with the fiduciary responsibility. The processes from the buyers' side would be different from the process that the sellers' agent would have to take care of, however, both buyers' agent and sellers' agent are critical for the whole real estate process, they're there to protect the consumers' best interest objectively and fairly. The MLS is the tools also the instrument to keep everything in the right directions to serve the consumers in the way that non existing yet in many other democracy countries. It is all about to protect the consumers. Realtors would only focus on serving the clients, it would not be matter to them where and how they would be compensated in serving the consumers.
