Sir. That wall is the only reason there’s an upstairs.

New Coffee, Contracts & Common Sense is live- a public service announcement about a condition affecting millions of buyers: HGTV brain. Symptoms include saying “shiplap” with confidence and calling a hole in the roof “natural light.”

But here’s the part that actually matters. There’s a line between a deal and a money pit, and it’s cosmetic vs. structural. Ugly paint and a sad kitchen? Buy it scared, fix it happy. A load-bearing wall, a dying roof, a foundation with opinions? That’s not a project, that’s a house that eats people.

There’s something about an Oswego summer that makes all the work worth it. 🌸

The Linsley House has stood since 1866, and keeping a home like this looking its best takes a whole team who loves it as much as we do. Larry keeps everything running, Rebecca keeps it all on track, Catherine makes sure every guest walks into a spotless, welcoming space, and our gardeners-Debbie, Bradyn, and AJ are why those flower beds and that yard look the way they do all season.

When we’re up there, we roll up our sleeves too: planting, tending the yard, painting the old moldings wherever the old girl needs a little love. It’s a labor of love, and it shows.

This home carries a sweet piece of Oswego history. The double lot was once home to David Long, founder of Oswego Candy Works and maker of Ox-Heart Chocolates. His daughter Grace grew up here, and it was here she married Charles Linsley the name our house still proudly carries today. More than 150 years later, we like to think we’re simply the latest caretakers of a story that began long before us.

And oh, this city. Oswego is a historic port town where the river meets Lake Ontario- a place of lighthouses and sunsets, of Fort Ontario standing guard over centuries of stories. There’s a warmth here, in the people and the place both. The kind of city that gets into your heart and stays there.

Let me tell you about Zillow and me. ☕

We’re not friends. It’s more like after a divorce, where we stay civil because we share custody of all my clients.
Here’s what nobody tells you: the MLS is the brain. The source. The search I build you plugs straight into it. Zillow doesn’t own a single listing it rents them from the MLS, and right now MLSs around the country are pulling that access in licensing fights.

So the world’s biggest real estate app is in a custody battle with the brain over who gets to show you houses. And the brain is winning.
A few things Zillow keeps getting wrong:

🔴 The mortgage calculator forgot taxes and insurance. In Florida, the insurance isn’t a line item it’s the main character.

🔴 “Why isn’t this house in my search?” Because you said NO FLOOD ZONE. The search kept it out. You’re mad at the search for listening to you.

🔴 The Zestimate. A number generated by a robot that has never stood in your kitchen. People turn down real, cash-in-hand offers because a robot whispered a bigger number at midnight. The robot does not have $40,000.
The Zestimate is a guess. A real offer is money. Don’t let a guess talk you out of money.

I have sold over 250 homes and somewhere along the way, I learned to speak fluent Real Estate. ☕
It’s a beautiful language. It’s also a complete cover-up.

“Cozy” = you can answer the front door without standing up.
“Needs a little TLC” = it needs TLC the way a sinking boat needs a bigger bucket.

“Up-and-coming neighborhood” = bring earplugs, a contractor, and a dog named something intimidating. Like Brenda.

“Motivated seller, priced to sell, won’t last long” = that’s not a listing. That’s a cry for help.

🚨 Real talk for buyers — and the agents who shrug.

You found the house. You want to write a “love letter” to the seller. Your agent says, “Sure, why not.”

Here’s why a good agent says NO.
Love letters aren’t illegal — but the entire industry is quietly backing away from them. NAR discourages them. Florida Realtors discourages them. Some states have already built opt-out language into their listing agreements.
Why? Because the second that letter hits the file, you’ve documented protected classes — religion, familial status, national origin — about yourself AND the seller. In writing. Forever.

Don’t get the house? Paper trail of what the seller knew when they picked someone else.

Do get the house? The seller just made their decision with your letter sitting on the counter. If anyone sues, you’re getting deposed.

Has there been a headline love letter lawsuit yet? No. But sellers absolutely get sued for refusing buyers based on protected info — and a love letter is the easiest way to hand a plaintiff’s attorney a roadmap.

You don’t need a love letter to win. You need a strong offer. Tight inspection period. Solid earnest money. A lender the listing agent recognizes. A flexible closing date.
THAT’S the love letter sellers actually read.

🏡 Ten years. Two homes. One incredible family.
Selling a home is a process. Being a part of someone’s story is an honor. ✨
A decade ago, Tyler walked into my life as one of my very first clients- he and Jessi were dating and ready to buy their first home together. I must have made an impression, because here we are, 10 years later, and I just had the absolute honor of helping them sell that San Marco home and move into their stunning new place on Gum Tree. 💙

So much life has happened between those two closings. Tyler and Jessi got married. They welcomed their adorable little boy, who, I’m proud to say, is one of my biggest fans (the feeling is VERY mutual, buddy 🥹). And just days after closing on Gum Tree, they welcomed their brand new baby girl into the world. Talk about a season of blessings! 🎀👶

And right alongside us through every step has been Erik Butzek (my preferred lender and trusted partner) who handled their very first loan, their refinance, and now this next chapter as their family grows. That kind of continuity isn’t an accident. It’s loyalty, it’s trust, and it’s exactly why I do what I do.

Being woven into people’s stories like this is the part of my job I will never, ever take for granted. Tyler and Jessi aren’t just clients, they’re friends. Little guy has my whole heart. And watching their family grow from that first set of keys to this beautiful new home full of babies and laughter has been one of the great joys of my career.
