Thinking about selling your house? PLEASE avoid these 7 mistakes!
#1 — Pricing too high because “we can always come down later.”
#2 — Spending thousands renovating BEFORE talking to me.
#3 — Not paying attention to photos, clutter and curb appeal.
#4 — Making it too difficult for buyers to see the house.
#5 — Ignoring known property problems until you're already under contract.
#6 — Taking a buyer's offer personally.
#7 — Choosing the Realtor who tells you the highest price instead of asking them to SHOW YOU the sales that support it.
That last one is important.
If three Realtors tell you $400,000, $415,000 and $500,000, don't automatically choose $500,000.
Ask:
“What market data supports that price?”
And PLEASE don't spend $20,000 fixing your house before you call me.
Let me see it first.
You may need to do much less than you think.

I hear this more often than you might think.
And my answer is:
LET ME SEE IT FIRST! 😊
Please don't spend $10,000, $20,000 or $30,000 fixing your house because you think you HAVE to before putting it on the market.
You may not.
Sometimes repairs absolutely make sense.
Sometimes a little paint, cleaning, decluttering and a few small repairs can make a big difference.
And sometimes?
Selling AS-IS may make more financial sense.
Before you spend the money, let's figure out:
🔨 What actually needs to be repaired?
💰 What will it cost?
📈 Will you realistically get that money back?
🏠 What are similar homes selling for?
⏰ How quickly do you want to move?
My job isn't to tell you to renovate your entire house.
My job is to help you determine the strategy that makes the most sense for YOU.

🏡 Want to know what I would list your Pocono home for?

Here's something important:

I don't just look at Zillow, pick the highest number and put a FOR SALE sign in your yard. 😊

I look at:

🏠 What similar homes actually SOLD for
🔎 What you're competing against right now
📍 Your specific location and community
🛠️ Condition and improvements
🌲 Acreage, privacy and special features
📊 Current buyer activity and inventory

Then I ask one of the most important questions:

If I were a buyer with this budget, what other homes could I buy instead?

That's how buyers are looking at your property.

And here's another thing sellers should know:

If you're interviewing Realtors, don't automatically choose the person who gives you the highest suggested listing price.

Ask them:

“Show me the sales that support that number.”

My goal isn't to tell you what you want to hear just to get your listing.

My goal is to help you price and market your property to achieve the best result the market will support.

🌲 Wooded lots looking their best
⛷️ Buyers thinking about winter in the Poconos
🏡 Vacation and second-home buyers
📉 Potentially fewer competing listings

But here's what I tell homeowners:

Don't choose when to sell just because someone told you spring is “the best time.”

Let's look at YOUR house.

What could it sell for today?

How many similar homes are competing with you?

What's actually selling in your area?

Are buyers looking for a property like yours?

Those answers are much more important than the month on the calendar.

You might not need any of that.

Before listing, start with the basics:

✔️ Declutter
✔️ Deep clean
✔️ Handle obvious small repairs
✔️ Improve curb appeal
✔️ Gather information about the house
✔️ Find out what it's actually worth

Then let's decide together what—if anything—is worth spending money on.

Sometimes a few strategic improvements can help.

Sometimes the better financial decision is to sell the property exactly as it is.

That's why I'd rather you call me before the renovations instead of after. 😊
