First home. First set of keys. And a whole lot to celebrate! 🏡🔑🎉

For this first-time buyer, condo living was the right fit. We looked, compared, learned what mattered most along the way, and then found the one that felt right.

Now the papers are signed, the keys are his, and 84 Mill Street is officially SOLD!

This one also came to me through a past client referral. ❤️ Referral business means so much to me. It’s built on trust, relationships, and people who believe enough in the experience we had together to send someone they care about my way.

I wish I could express how well I sleep at night after closings like this.

We found Emily’s new home within an hour of it being listed for sale. It was offered by a family who had meticulously cared for it for more than 60 years.

It wasn’t the first home we saw. In fact, we were fresh out of a contract that didn’t work out due to home inspection. But it was “the one”.

Her offer was accepted the same day. Why? Because she killed it with her preparations to buy her first home. She had saved. She was pre-underwritten. She had a team and a plan.

🔥 Wait…there’s a fire inspection?

Yep. And most buyers have no idea it’s a thing until it comes up.

In Massachusetts, the seller is generally responsible for having the home’s smoke and carbon monoxide alarms inspected by the local fire department and obtaining the required certificate before closing.

As the buyer, there’s usually nothing for you to schedule or arrange. It’s one of those behind-the-scenes details your agent should be keeping track of so it doesn’t become a last-minute issue.

There are a LOT of moving pieces between an accepted offer and getting the keys. Knowing what needs to happen, who is responsible for it, and when it needs to happen is part of keeping everything moving toward closing. 🔑🏡

Has anyone else been seeing the spotted lantern fly? This late nymph was a first for me, but apparently there are infestations across Massachusetts including Seekonk and Attleboro! Though they tend to breed on junk trees, I didn’t realize their potential for devastating maples, walnuts and grape vines! 😡

Clear to Close! 🏡

This is the point where buyers can take a deep breath and celebrate. The financing is in place, the finish line is in sight, and those keys are getting very close.

I have two buyers that reached this milestone this week, and I’m genuinely so happy for both of them. There’s a lot that happens between “I think I’m ready to buy” and Clear to Close, and this is a BIG moment. 🥂🎆

One reminder: Change nothing financially! No new credit, no big purchases, no moving money around without checking with your lender first. From start to finish this is HUGELY important!

Mayor O'Connell, Taunton DPW and Veolia, N.A. have partnered to bring Taunton residents another free waste event:

The City of Taunton Household Hazardous Waste Day is scheduled for Saturday, August 22, 2026.

Taunton residents can bring household hazardous waste to the Convenience Center at 330 East Britannia St. from 9AM - 12PM.

PLEASE NOTE THE CONVENIENCE CENTER WILL BE OPEN ONLY FOR HOUSEHOLD HAZARDOUS WASTE DROP-OFF. OTHER WASTE WILL NOT BE ACCEPTED ON THIS DATE.

This drop-off is available to Taunton residents only--no businesses please. Proof of residency is required via driver's license or utility bill.

Items that are allowed for hazardous waste disposal include stains, solvents, fuels, pesticides, glues, resins, pool chemicals, mercury-containing devices, hobby supplies, antifreeze. asbestos, batteries, poisons, w**d killers, oil-based paints and more.
