One of my favorite things about living in the Florida Keys is that sometimes the simplest moments are the best.

A beautiful sunset, a little time on the water, or just sitting outside enjoying the tropical breeze.

We get so busy with everyday life that it's easy to forget how fortunate we are to call this place home.

Here's something that doesn't always come up when people first start looking at homes in the Florida Keys.

Elevation matters!

Two homes on the same street can have very different flood insurance considerations depending on their elevation, construction, and flood zone.

That's why it's important to understand the flood zone, review available elevation information, and get insurance quotes before moving forward.

A beautiful home is wonderful, but understanding the cost of owning it is just as important.

I always believe an educated buyer is a confident buyer!

That beautiful turquoise water can make it very easy to fall in love with a property—and believe me, I understand! 🌴

But when you’re buying waterfront property in the Florida Keys, there are some very important questions to ask.

-How much dockage do you actually have?
-What is the condition of the seawall?
-Is there a boat lift, and what is its capacity?
-What is the water depth?
-Are there bridges between you and open water?
-How quickly can you get to the ocean or bay?
-What are the flood and insurance considerations?
-And are improvements properly permitted?

Two waterfront homes can look very similar online and be VERY different when it comes to boating, insurance, maintenance and long-term value.

This is why local knowledge matters.

I don’t just want my buyers to find a beautiful home. I want them to understand exactly what they’re buying.

Because in the Keys, sometimes the most important part of the property is actually behind the house. 😉⚓️

You Only Get One Chance at a First Impression 🏡✨

When buyers pull up to your home, they've already started forming an opinion before they ever open the front door.

It doesn't mean you need to spend thousands of dollars getting your home ready to sell.

Trim the landscaping.
Pressure clean if needed.
Clear away clutter.
Make the entrance inviting.
And please… turn on the lights! 😊

Simple things can make a home feel cared for and welcoming.

I've shown enough homes over the years to know that buyers notice the little things—and sometimes those little things make a big difference.

One of My Favorite Things About the Florida Keys 🌴❤️

We may be a string of little islands, but there's a wonderful sense of community here.

You see familiar faces at the grocery store, local restaurants, church, community events, and out on the water.

When something happens, people show up for each other.

That's something you can't put a price tag on—and it's one of the reasons the Florida Keys are much more than just a beautiful place to live.

We're a community.

And I'm very thankful to call it home. 🌴

It’s exciting to see a big number at the top of an offer—but before you start celebrating, let’s read the REST of the contract.

As a seller, there’s much more to consider than price:

What type of financing is the buyer using?
How much are they putting down?
What are the inspection and financing timelines?
Is there an appraisal contingency?
How much is the deposit?
Are they asking for credits or concessions?

And most importantly—how strong is this buyer’s ability to actually CLOSE?

I’ve been selling real estate since the '90s, and one thing hasn’t changed: a great offer is only great if it gets you to the closing table.

Sometimes an offer that is slightly lower but has stronger terms can actually be the better deal.

Don’t just look at the number. Look at the entire contract. That’s where good representation really matters. 🌴🔑
