💰 My Earnest Money isnt my Down Payment?

Think of earnest money as a deposit you put down to help secure a real estate contract. 🏡

It shows the seller that you’re serious about purchasing the property—but don’t confuse it with your down payment or option fee. They’re three separate things!

💵 How much is earnest money?
It’s negotiable, but in Texas, it’s commonly around 1% of the sales price.

🔄 Can you get it back?
Yes! Depending on the contract, a buyer may be entitled to have their earnest money returned if they terminate the contract in a valid way and within the required deadlines.

The key is knowing when you can walk away and when your earnest money could be at risk.

🏡 **Why Does the Option Period Matter?**

The option period gives buyers time to do their due diligence on a property before moving forward with the purchase.

For a typical home, this can mean inspections, getting repair estimates, and making sure there aren’t any major surprises.

🌾 **But buying a farm, ranch, or vacant land? You may need MORE time.**

Land can require a little extra homework, such as:
✅ Looking for septic permits or researching septic options
✅ Finding out where the water comes from or if a well is needed
✅ Researching utilities and access
✅ Reviewing restrictions and other property details

The right amount of time depends on the property, so make sure your option period gives you enough time to get the answers you need before you’re fully committed. And if for ANY reason you want to back out, you can!

That’s one more reason having a knowledgeable real estate agent in your corner matters!
