Today was a good day. UNDER CONTRACT! 🙌

This market is slower then we are used to but we got great feedback from every showing. The only issue for everyone was the small backyard. Not much we could do about that & it was priced accordingly.

The buyer wants LVP flooring in the master bedroom. Done, no big deal at all! 🥳 Ready to get this one closed and on to the next

Haven’t updated in a while. Life has been busy!

But today, we sock painted/stained the hand rail & spindles. The socks were the best idea ever, made quick work of a big project. House is 99% painted & floors are going in!

Today’s Flip house #4 thoughts:

-we want to replace and do everything new but the budget, timeline & resale value say nope (it’s a real struggle).
-always get multiple quotes. We tried to use the same drywall guy for this house as we did on another project, apparently he didn’t want the job. Quoted big $$$ 🤯
-you really have to be prepared to pivot in this business. The day Jason was to start, he got super sick. This project is deciding its own timeline.
-we really need to sell this king adjustable bed. Anyone interested?
-did you know there is a national shortage for brake line parts for Chevy Tahoe’s? No? We didn’t either until we needed to order one after an incident pulling a bush out at the house 🤦🏽‍♀️
-it’s nice only have 1 dumpster to fill this time around.

Paint & decking are up next! It’s moving along quite nicely. 🙌

PSA time: check your roof! Even when your roof is brand new, don’t assume everything Is good.

The seller had no idea he had this massive hole in his roof. It should have a vent cover on it. Thankfully, it’s directly above the furnace drip pan and the mass majority of the water was being caught & not doing damage to the house!

This is punch list item #1!

House #4 is bringing back all the memories from our previous Glenmary house. In many ways, it’s the exact same just not in Glenmary, no basement & no 💩

With completed inspections and a closing date set, we (mainly Jason) are ready to rock-n-roll on this beauty! Wish us luck 🥳
