This single-family home in Valley Stream, NY appraised at $865K as-is. Finished, it is worth $1.7M, and that potential was there from the first walkthrough.

We closed a $1M loan with no points covering 85% of the total cost, purchase and rehab combined. We appraised the house both as-is and after repair, so the loan was sized against real value, not a guess. The borrower refinanced into long-term financing once the work was complete.

Hasbrouck Heights, New Jersey: Swipe to see what a real renovation looks like.

Our borrower bought this single family home and rebuilt it from the roof down. He replaced the roof, the siding, the gutters, and windows, then put in a new HVAC system and electric service. He redid four bathrooms in porcelain tile and built a new kitchen with custom white shaker cabinets, quartz countertops, and full stainless steel appliances. He also refinished the wood floors, finished the basement, and opened the wall for a new sliding patio door.

We funded nearly the entire renovation, with no points on the loan. The house sold for $800,000.

This Victorian had not been touched in decades. The bones were solid, but the inside was stuck in the 1990s, and it appraised at roughly $1M as-is.

We funded $1.05M and covered 95% of the rehab budget. The borrower kept the original Victorian character on the outside and rebuilt the entire interior, from the kitchen and bathrooms to the systems behind the walls.

After construction, that same house appraised at $2.2M. We lend on what a property can become and not just what it is worth today.

AFTER: a brand new 5 bedroom, 5 bathroom home worth $3.6M.

We funded $2M on this one, a rate and term refinance that paid off the existing loan and financed the teardown and rebuild. The borrower brought cash to closing and we appraised the property both as-is and after construction.
