I have been inspecting homes for a long time, I started the full time home inspection business in 1989. I am an ASHI Certified Inspector and also a Michigan Certified Residential appraiser. Generally speaking, I do home inspections for buyers of homes, before they complete their purchase. I do inspections for home sellers too, if they need to know before they sell, of any issues, or to check the r

esults of an inspection done by another home inspector on their property. I have been in the real estate field since 1975 when I first was licensed in Real Estate. Now embarking on my 47th year.....wow, time flies..... Since I have worked in Assessing, I am familiar with the property tax assessment appeal process and can do appraisal and or assessment appeal work. My experience as the City of Tecumseh Building Inspector has also helped with my career path as a home inspector.

It's pretty important to have your home's electrical service fully grounded. I usually tug on the ground cable on the outside of a home during a home inspection, to make sure the cable is securely connected to the ground rod. These photos show a badly corroded clamp, which was not connected to the ground rod. I was able to locate the ground rod by using my magnetic "dip needle". Cleaned the cable and rod, and re-fastened the cable to the rod with a new clamp. This happened to be located right outside our home! Call Guy before you buy!

Peggy was smelling something in the family room, like something hot. After looking around, it looks like one of the lamps was having a problem. The bulb was flickering, and making noises. A trip downtown to Martin's Home Center, I was able to buy a replacement socket, cord and splurged on a 3 way LED bulb. While I was at it, I bought 2 sets so I could do both lamps. I've attached a photo showing the old socket next to the new. If you've got a lamp with a flickering or noisy bulb, it'd be a good idea to check them to see about repairing. Also, you have to buy the socket with the 3 way switch to make the 3 way bulb work properly. Good luck!

After learning the power was shut off to this home, it quickly became apparent when viewing the toilet that it has been cold for some time. It's never good to see ice in the toilet bowl.
A trip to the basement and further investigation revealed water in the basement, and looking closely at the water lines in the basement, it was easy to spot the damage. During the brutal cold we had, last week especially, the water in the pipes freezes, and when sufficient, the force is unstoppable, especially by copper. This is what broken pipes from freezing looks like. It shows why close examination of piping is necessary during a home inspection, especially if the water is turned off. Remember when buying a home, make your purchase agreement subject to the results of a home inspection, then "Call Guy before you Buy"!

I have been doing pre-listing home inspections for those home sellers that want to get a good idea of the condition of their homes before they put it on the market. That way if there are important issues, they can be dealt with before they might become an obstacle to a potential transaction later on. Remember to call Guy before you Buy (or Sell) !

Performed a home inspection on a home near a lake with fairly high water table.
Home was on a crawl space. I did the "pocket level" test (Drop a marble and see if it rolls)....
Seems there were settlement issues.
I was expecting to find compression of the wood floor system from dampness.
After crawling under the home, standing water in part of the crawl, surprised to discover the heavy brick fireplace and brick chimney were built on the wood framing.
Always important to look.
Other issues were some severely rusted ductwork, and the fact that the replacement metal furnace flue had never been connected to the chimney vent, and all fumes vented under the house.

I was testing a sliding door on an inspection. I think it was way too noisy for occupant comfort, not to mention the neighbors.... Everyone will know when you step out on the deck. It's important to test the doors so there's no surprises later on, after you move in. Call Guy before you buy!

My customers had a new home built less than a year ago and were having some issues. They hired me to do a complete home inspection to see what issues might be discovered, so that they could have their builder make repairs before the one year builder warranty expired.
They found a wet spot on the basement floor, but weren't really sure from what. Well, anyway, after I performed a thorough test of the master shower, it became clear right away that there is a serious issue with the ceramic tiled shower stall. I suspect the complete shower and bathroom tile will need to be removed and rebuilt properly to keep the unit from leaking.
This is going to be an expensive fix. Simple caulking is not going to take care of it.
This is a great example why home owners or buyers should have their home inspected, and why you should hire Guy Manwaring of Certified Home Inspection and Appraisal Service.
