Air conditioning used to be an afterthought in Telluride real estate. Increasingly, it’s becoming part of the conversation.

Cool nights still help, but warmer days, occasional wildfire smoke and sun exposure can make some homes noticeably harder to cool. Not every property needs AC, but buyers should understand what a home already has and what adding cooling later might involve.

Would AC be a must-have for you?

If a Telluride listing has been sitting for a year or two, it’s easy to assume something is wrong (or that the seller should be ready to negotiate).

Sometimes that’s true. But other times, the owner just doesn’t need to sell and is happy to keep the property unless someone meets their number… which can be really frustrating for market-conscious buyers.

That doesn’t mean an offer isn’t worth making! It just means days on market alone isn’t enough to predict how a seller will respond. Having the right representation (and the right strategy) can make all the difference!

Property insurance is no longer something buyers can leave until the last minute of a transaction. Wildfire risk, location, construction, defensible space, and yes, even the roof (especially the roof), can all affect whether a home is insurable and how much that coverage will cost.

It’s now a conversation I encourage buyers to have early, so they understand the true cost of owning a home before moving forward.

We may be getting consistent rain now (finally!), but we’re not out of the woods yet.

A few of the best things every homeowner (and renter) can do to be prepared in case of a wildfire:
• Create and maintain defensible space around your home.
• Sign up for San Miguel County emergency alerts so you receive evacuation notices and other critical updates (like highway closures in the event of mudslides, as we’ve seen this week). I recommend this to visitors as well - it can be a huge help, even if you’re just here for a week.
• Have important documents, medications, and essentials organized in case you ever need to leave quickly. At the very least, creating a list of items that you’d need to grab quickly is helpful.
• Know the evacuation route from your neighborhood.

If you’re looking for a place to start, I highly recommend scheduling a site visit with the West Region Wildfire Council. They’ll walk your property, identify your biggest wildfire risks, and provide a customized report with detailed recommendations for home hardening and improving your defensible space.
