There’s a video circulating right now that lists Telluride as the number four mountain town in Colorado “facing a real estate disaster.”
It sounds authoritative. It even cites “data” and “sources.”
The problem is: it’s almost completely made up.

2025 wrapped up in a much more measured place than the years leading into it. After a few fast and overheated seasons, the market eased back into a more normal rhythm last year.

While there were fewer transactions than in prior years, overall activity felt very in line with historical patterns. Pricing stayed steady in key areas like Telluride and Mountain Village, where quality properties continued to perform. As the year went on, improving financing conditions and steady demand helped rebuild confidence, while limited inventory continued to support values.

Heading into 2026, the market feels steady. Thoughtful pricing and timing matter far more than chasing headlines here.
