May 2026 Market Update 📈 San Miguel County’s market continues to reward quality over quantity. While May recorded 25 sales totaling $62.7 million—down 22% in transactions and 23% in dollar volume compared to May last year—the bigger picture remains encouraging. Year-to-date, the county has generated $330.1 million in sales across 159 transactions, with overall dollar volume running 4% ahead of 2025 despite fewer closings. The average county sale has also increased to $2.08 million, with higher average sales in Town of Telluride and Mountain Village, reflecting continued demand for exceptional properties.

Today’s buyers are discerning, but they remain highly motivated for the right home in the right location. Festival season is here and we’re kicking it off with our favorite, Mountainfilm.

👋 Allow us to reintroduce ourselves to those new here— Originally from Olathe, Kansas, just outside of Kansas City, Alex was drawn to Colorado’s mountains while attending the University of Colorado Boulder. After a successful career in litigation support and data storage technology in the Bay Area, Alex and his wife Sage returned to Colorado to raise their sons, Henry and Jake. Since joining Telluride Real Estate Corp. in 2004, Alex has represented some of the region’s most notable development projects, including Sunnyside Ranch, Cornerstone Club, and Brown Dog Ranch. He also serves as Director of the MLS for the Telluride Association of Realtors.
Originally from Milwaukee, Wisconsin, Marcin graduated from the University of Wisconsin–Milwaukee with a degree in Marketing. After more than a decade in the ski industry and international resort marketing, Marcin joined Telluride Real Estate Corp. in 2014 to work alongside Alex Martin and Jon Dwight. With a strong background in branding and presentation, Marcin believes thoughtful positioning and storytelling are key to maximizing a property’s success. Outside of real estate, Marcin enjoys skiing, mountain biking, hiking with his black lab Atlas, and serving as a member of San Miguel County Search and Rescue.
