Observations this week and Telluride Real Estate Market Trends of the last few months:
The Telluride market isn't softening. It's splitting.

Two homes closed here last week, $8.25M and $14.3M, both brand-new construction, in what's typically the slowest stretch of the calendar.

At the top, the most capable buyers aren't waiting. They're moving into new, top-tier product and paying up for it. The Four Seasons is 40% sold and gaining momentum.
Below that, a different story. Sellers who priced at the top are starting to negotiate. Five to ten percent off ask is happening on some properties that have sat. The competition is thin.
Same county.

Two very different markets.

The buyers who understand that difference right now have a real edge.

The numbers tell the story: average sale prices are up 18% countywide, 38% in Mountain Village, and an impressive 46% in Telluride.
