Very serious real estate advice from a licensed professional who has seen things:

Buy the house with the gorgeous kitchen. You’re going to stand in it eating shredded cheese over the sink like a raccoon with a mortgage—you might as well have quartz countertops.

Drive by the house at night. Daytime says “quiet neighborhood.” Friday at 10 PM says “the neighbor owns a drum set”

Don’t be impressed by the “two-car garage.” Your cars will never see the inside of it. That is now a climate-controlled retirement home for Amazon boxes, holiday decorations and one broken stroller nobody is emotionally ready to throw away.

If the house has stairs, accept that anything placed on the bottom step will remain there for eternity.

An open floor plan means you can watch your children destroy the entire house from one convenient location.

Get the double sinks. Marriage is hard enough… enough said.

Check the cell service. 📱🤳🙌

Never reject a home because of paint. Paint can be changed. A neighbor with six wind chimes, three project cars and a rooster named Kevin cannot.

And if a backyard makes you immediately picture yourself holding a margarita while pretending you can’t hear your family calling you from inside… submit the offer. That’s called due diligence. 🍹🔑

The SoCal real estate market has entered the group chat… and the messages are mixed. 👀

🏡 Prices: Southern California’s median home price landed at $899,000—basically unchanged from June, but still 2.7% higher than last year.

📉 Sales: Down 8.5% from June, which tells us buyers haven’t disappeared—they’re just taking their sweet time, comparing everything and refusing to be rushed.

💸 Rates: Averaged 6.54%, so affordability is still the uninvited guest nobody can get to leave.

🔑 The takeaway: Prices are holding, but buyer behavior has changed.

Buyers have more time, more choices and more confidence to negotiate. Sellers can still get a great result, but the days of picking a random price, uploading twelve dark photos and waiting for a bidding war are over.

The homes winning right now are priced correctly, presented beautifully and marketed like they actually deserve attention.

So no, the market isn’t crashing. It’s just become extremely selective—and honestly, a little high maintenance.

This is a strategy market, and who you hire matters. Because putting a sign in the yard is the easy part. 🖤
