I have been fortunate to have worked with some awesome investors over the years. I've also been fortunate to have friends & colleagues who have come to me when they have known a seller who needs to sell and their home needs a lot of work and they are overwhelmed and don't know where to begin.
This was the case with 32800 Wesley Rd. A friend referred me to the seller, as he wants to move out of state. There are 35 years of living in this home and has the potential to be a diamond but right now it's really rough. There are some pretty serious hurdles to overcome.
It just so happens that I work with two investors who are extremely knowledgeable, especially with manufactured homes, as this one is. They are honest, do amazing work and what they offer the seller is always fair . Every one of their flips when completed are beautiful and they get top dollar. Now I don't get to relist when they sell, as one of them is a realtor, but we have a long friendship and they trust the deals I bring them. This is probably the 7th or 8th transaction we have done together.
The seller was so overwhelmed at the thought of getting rid of 35 years of "stuff" in his house, large garage and barn. And there is ALOT of stuff!!!! Well, he no longer has to be concerned with all the stuff he does not want, as the investors will take care of getting rid of it all! If all he wanted to take was his toothbrush, well he can walk away with no worries! How great is that!! And the investors will walk through the property at the initial meeting and don't go back until the final walkthrough.
I get such a thrill when I can bring relief to a seller facing a mountain like this one. He is happy and relieved and will be able to make a profit and move on to his next journey. And in the near future, after lots of hard work, this diamond in the rough will be a beautiful gem waiting to bless it's next owner!!!
