California’s very first Smart Freeway pilot project has officially been switched on. 🚦

⚠️ This is not a City of Temecula project. ⚠️

Riverside County Transportation Commission installed new smart on-ramp meters at Tem Pkwy, Rancho Cal, & Wi******er Rd, which include traffic sensors & digital message signs intended to help reduce stop-and-go conditions on the freeway. 🚗 According to RCTC, you may initially experience slightly longer wait times at the on-ramps, however, traffic flow on the freeway is expected to see improvements overall.

The community is welcome to come hear about, & provide commentary on, the 500-kilovolt electric transmission lines & tower/pole structures currently proposed through Temecula.

A 30-year-old federal tax rule may be contributing to the nation's housing shortage by discouraging millions of homeowners from selling. The capital gains exemption, last updated in 1997, allows sellers to exclude up to $250,000 in profit if single or $500,000 if married, but home prices have more than tripled since then.

You get more for your home by offering it to every buyer on the MLS, not by a pocket listing. Why offer it to a handful of buyers, versus everyone out there looking? Doesn’t make sense.

Home sellers who used private listings or dual-agent transactions lost a combined $2.85 billion over three years, with private listings costing sellers an average of $4,230 per sale and dual agency costing $2,165.
