In December, our commercial team completed the transition of a new industrial flex association here in the Inland Empire.

This property operates as a sub-association within a larger master association our team already supports, allowing for consistent oversight and coordination across the broader property.

Industrial flex properties combine warehouse and office space, which means operational oversight has to balance the needs of different occupants while maintaining the overall standards of the property.

During a management transition, the early focus is rarely about making big changes.

Recently, we submitted a tenant application package and prior tenant move-out documentation to an owner for review.

Our Client's feedback was that the documentation we provided, was among the most thorough and organized she had received, for both the move out and the application packet.

That level of organization is intentional.

Over the past several months, our commercial team has intentionally elevated our documentation standards:
• Comprehensive move-out reporting
• Organized tenant application packets
• Clear financial summaries
• Structured lease outlines prepared for efficient decision-making

Owners should be able to make informed decisions without chasing information or piecing together incomplete details.

Brokers should be able to move forward knowing the review process won’t stall due to missing documentation or a delayed internal company process.

Heavy rain moved through Southern California — a good reminder that preventative management matters.

Ahead of the storm, our commercial team walked properties to check drains, roof areas, known intrusion points, and site grading — anything that could reduce potential water intrusion.

We also communicated with tenants and owners regarding prior leak history and how to report concerns immediately. Vendors were placed on standby for rapid response if needed.

This industrial property recently underwent a full roof replacement overlay as part of our long-range capital planning — work completed just last week with Veirs Kluk Roofing and held up nicely.

Severe weather is unpredictable. Preparation doesn’t eliminate risk — but it changes the outcome.

Commercial assets don’t just need reactive maintenance.
They require forward planning.
