Buying a home is exciting, but the financial side of things can often feel you leaving a little overwhelmed. ⁣

Side note: Am I the only one who wishes they taught us this stuff in school!?⠀⁣

The good news is once you learn the lingo, nail down a budget, and have your down payment secured, you'll be more than ready and able to choose which loan option works best for you. ⠀⁣
Here are 5 types of mortgage loans for homebuyers:⠀⁣

1. Conventional mortgage: Loans backed by private lenders rather than the government. You can even put down as little as 3%! This is a great option if you have a solid credit score. ⠀⠀⁣
2. Adjustable-rate mortgage: Loans with low initial interest rates that mean big savings early on BUT will rise at some point in the future. ⠀⠀⁣
3. Fixed-rate mortgages: Loans with predictable payments month after month, year after year.⠀⁣
4. Government-insured mortgages: FHA loans, USDA loans, and VA loans, oh my! These government-insured options make homeownership more accessible if you have less liquid cash or less-than-stellar credit.⠀⁣
5. Jumbo mortgages: Common in high-cost areas, these loans allow homeowners to borrow more money in expensive zip codes.⠀⁣

You want to be able to expose your property to as many potential buyers as possible. Accurately pricing permits you (seller) to obtain as many offers as possible.

To my buyers: Home values are rapidly appreciating & mortgage rates are set to increase. Higher rates & higher values equate to a larger monthly payment.

Secret #3: DON’T go overboard on upgrades.⁣

It’s a mistake I’ve seen too many times. ⁣(ask me about a past story 😣)

In an effort to get top dollar for their home, well intentioned sellers take on major renovations without consulting a realtor first. Misinformed and assuming they’ll get every dollar back (and then some!), they go overboard on upgrades only to be disappointed at the closing table.⁣

And while there are upgrades worth doing prior to selling, they’re often quick fixes, not major renovations. ⁣

If you’re thinking about selling soon, reach out to a realtor who knows your neighborhood and can give you data on the upgrades that matter most to buyers in your area. ⁣

This weeks question: Should you make repairs to your home before you sell? ⁣

A stat: According to the NAR (National Association of Realtors), around 37% of contracts fall through because of repair issues sellers could have addressed before listing their property. ⁣

This alone shows that while your home doesn’t have to be perfectly flawless, you should invest time and money to get it in working order. Here are a few must-fix items. (And trust me, if you don’t fix these now, you’ll most likely be doing it later, promise!):⁣

• Faulty wiring
• Grading and drainage issues⁣
• Roof leaks and shingle problems⁣
• Foundation issues⁣
• Heating and air-conditioning problems⁣
• Plumbing and septic issues⁣

When in doubt, ask an agent what to address before listing. Chances are you’ll recoup some or all of the cost you put in when you sell.⁣
