Getting my learning on

When I had my cleaning business, I used to go to multiple conferences each year. But then covid happened and I sold that business, and it's been over a year since I've been to one

I've honestly missed the fire hose of information you get at conferences, and am super excited to be attending a great one

It doesn't hurt that it's 60 degrees cooler here too!

This is the first time in my real estate career that I've opened our MLS and seen over 10,000 listings

For most of my 2.5 years in this industry we've had fewer than 5,500 homes available at any given time. 30 days ago it was still under 6,000

10,000 homes in the MLS in an area with 5 million people is still very low, but it's a start

With increased inventory, we are starting to see a slight slow down in homes going under contract. This is a GOOD thing, and buyers are going to have a little more time and a few more choices. They can take a deep breath before offering on a new home

But we need to be clear, it's still a hot sellers market. It's just red hot, not white hot

Let's talk deal breakers

I work almost exclusively with out of state buyers, helping them by vacation homes. 90% of what I do is virtual, so I am the eyes and ears for my clients

One of the most important things to help me help my clients is their list of deal breakers. I don't want to waste their time looking at homes I know they won't like
