Culdesac Tempe is proof that there’s another way, and it’s shifting what developers can deliver when cities make room for it. The demand for walkable housing is there. We just need more cities to update the rules so we can build it.

Our name is a little ironic. Cul-de-sacs became a symbol of disconnected suburban sprawl, but if you grew up in one, you know they were also the best part of the neighborhood.

No cars meant kids could actually play in the street, and people knew each other well enough to make it feel like a real community.

We're building neighborhoods that capture that energy but are actually connected, with thriving local businesses, real transportation freedom, and a culture of belonging.
