What do you say when you talk to yourself?
One Key To Combatting Negativity
By Mike Brooks, Mr. Inside Sales
Good morning everyone!
I just returned from a “Day of Development” seminar in Charlotte with the Jon Gordon company. Several of his books include: “The Power of Positive Leadership,” “The Energy Bus,” etc. Check them out on Amazon if you’re interested in learning more.
There was a lot of great stuff in the meeting, and one thing I wanted to share with you all is a way to combat the recurring negativity that silently creeps into our heads every so often. You know how it is: You’ll be minding your own business and then suddenly you’ll hear things like:
“These leads suck . . .”
“I can’t make any real money here . . .”
“I can’t believe this company is asking me to actually show up to an office!”
By the way, this is just some random negativity about work—there’s a ton more around you in regards to relationship(s), your health or body image, your stage in life, etc.
The saying I heard that I loved was this: “Learn to talk to yourself, rather than listen to yourself.”
What this means is that rather than let that random, negative self-talk just pour into you, you should instead talk back to yourself in advance and feed the positive self-talk you need to succeed. This might include:
“Everyone has these leads, and I’ve written business from them. I just need to put in a little more effort, and when I do, I’ll find buyers—just like everyone else is!”
“I can make just as much money as I set my mind to.”
“Going into the office has tons of benefits, including feeding off the energy of other reps, having constant access to my manager, etc.”
Bottom line: Don’t wait for your head to feed you with negativity and sit by passively and listen to it. Be proactive and learn to talk to yourself first—and give yourself the peptalk you need to succeed!
Hopefully, you got some good information on positive self-talk from Real Estate Coach Mike Brooks.

A Few People I Think Every Agent Should Follow

I wanted to throw something out there for everyone.

There are a TON of people on social media talking about real estate, sales, mindset, business, prospecting, etc. Some of it is really good… and some of it is just noise. 😂

Over the years, I’ve come across a handful of people that I think are actually worth listening to. They all have a little different approach, but there’s something you can take from each of them.

Here are a few I would recommend following:

Matt Easton – Great stuff on sales, communication and personal development. Pay attention to how he talks to people and approaches conversations.

Jen Cohen – A lot of good information on mindset, confidence, leadership and building yourself up.

Chris Voss – If you want to get better at negotiating, listen to Chris. His stuff can really change the way you approach difficult conversations.

Eileen Wilder – Lots of good real estate and business information. I like her focus on taking action and creating opportunities.

Jeremy Miner – Really good stuff on sales conversations and asking better questions. His approach is different than the old-school "sales pitch" mentality.

Billy Cox – Sales, mindset, motivation and just some good reminders about what it takes to build a business.

Amanda Sitzman – Good information on real estate, marketing, business and relationships. Lots of ideas you can take and make your own.

And definitely Ricky Carruth.

If you're in real estate, I think Ricky is one you should pay attention to. His message is pretty simple: make the calls, follow up, stay in touch with people and build relationships.

Nothing fancy.

And honestly, that's probably why I like it.

We sometimes spend so much time looking for the newest lead source, the newest app or the newest marketing trick that we forget about the things that have worked forever.

Talk to people.

Follow up.

Be consistent.

Stay in front of your sphere.

That's still how you build a real estate business.

My suggestion isn't to follow all of these people and spend hours watching videos. Pick a couple that you connect with and spend 15 minutes a day learning something.

Then here's the important part...

DO SOMETHING WITH IT.

If you learn a new question to ask a seller, use it.

If you learn a better way to handle an objection, try it.

If you get an idea for a social media post, make the post.

If you realize you haven't called your database in three months...

Pick up the phone. 😂📞

Nobody is going to build your business for you. We have more tools available to us today than ever before, including AI, CRM systems, social media and all kinds of technology.

But at the end of the day, this is still a relationship business.

Keep learning. Keep making the calls. Keep meeting people. Keep improving.

And let's keep helping each other get better along the way.

See you at around the Office and at Coffee for Closers!

Jeff

☕🏡 Coffee for Closers Recap – Success Leaves Clues! 🏡☕

This week's Coffee for Closers was packed with practical advice from Terry Day, who shared decades of real estate experience, prospecting strategies, and business-building habits that have helped him achieve long-term success.

One of my favorite quotes from the morning...

"Big goals become achievable when you break them down into small, consistent daily actions."

Here are this week's Top 5 Takeaways:

📈 1. Break Big Goals Into Daily Habits
Want to earn $100,000 in commissions?

Don't focus on the $100,000.

Focus on the activities that get you there.

Break your annual goals into monthly, weekly, and daily action steps. Success isn't built in one day—it's built every day.

📞 2. Consistency Beats Motivation
One statistic really stood out...

Terry made over 8,800 documented prospecting calls last year.

That wasn't luck.

It was consistency.

The agents who consistently make calls, follow up, and stay connected with their database are the ones who build predictable businesses.

🚪 3. Every Conversation Is an Opportunity
One of the biggest objections Realtors hear is:

"I already have a Realtor."

Instead of ending the conversation, ask thoughtful questions, provide value, and keep the dialogue going.

Often, the opportunity isn't gone—it just requires a different approach.

🤖 4. AI Is Becoming a Competitive Advantage
We also discussed how tools like ChatGPT and Claude are changing the real estate industry.

Today's AI can help agents:

✅ Write listing descriptions

✅ Create social media content

✅ Develop marketing campaigns

✅ Practice scripts

✅ Organize workflows

The goal isn't to replace relationships...

It's to free up more time to build them.

🎯 5. Focus on the Activities That Matter Most
Every successful Realtor has a few non-negotiable habits.

Whether it's making calls, hosting open houses, networking, or following up with past clients...

Identify the three activities that move your business forward—and commit to doing them consistently.

That's where growth happens.

☕ Coffee for Closers is more than a meeting...

☕🏡 Coffee for Closers Recap – Real Solutions for Real Estate Professionals! 🏡☕

Every Monday, our Coffee for Closers Mastermind is focused on one thing—helping Realtors become better professionals, make smarter decisions, and deliver exceptional service to their clients.

This week's discussion was packed with practical advice that agents can apply immediately.

Here are this week's Top 5 Takeaways:

🏡 1. Understanding UCB vs. Pending
One of our biggest conversations centered around when to keep a property Under Contract Backup (UCB) versus changing it to Pending.

Every transaction is different, and understanding the pros and cons of each status helps agents better manage expectations, communicate with sellers, and protect opportunities when appropriate.

📅 2. Timing Matters for Buyers
A great question came up about helping buyers who are currently renting.

Our advice?

Start the home search early.

Waiting until a lease is almost over can create unnecessary stress. Planning ahead gives buyers more options, allows time for inspections and financing, and creates a smoother transition into their new home.

🎥 3. Don't Let Technology Hold You Back
Whether it's learning to use a gimbal, recording videos, or creating social media content, today's Realtor has more marketing tools than ever before.

You don't have to know everything—you just have to be willing to learn.

Never be afraid to ask for help.

🤝 4. Sometimes the Best Decision Is the Toughest One
We discussed a challenging listing where multiple price reductions still weren't generating buyer interest.

One of the hardest lessons in real estate is knowing when to have an honest conversation with your client.

Great Realtors don't simply tell clients what they want to hear...

They tell them what they need to hear.

📈 5. Professional Growth Never Stops
Every week we challenge each other to improve—not only in marketing and lead generation, but in communication, negotiations, technology, and client service.

The real estate market changes constantly...

The best agents continue learning.

That's exactly what Coffee for Closers is all about.

☕🏡 Coffee for Closers Recap – Great Communication Creates Great Client Experiences! 🏡☕

Another fantastic Monday morning at Coffee for Closers! Every week we're reminded that success in real estate isn't just about closing transactions—it's about building trust, delivering value, and creating an exceptional client experience.

This week's mastermind focused on one of the most important skills every Realtor can develop:

Communication.

Here are this week's Top 5 Takeaways:

📞 1. Never Leave Your Clients Wondering
One of the biggest frustrations buyers and sellers experience is simply not knowing what's happening.

A quick phone call, text, or email each week keeps clients informed, reduces anxiety, and builds confidence throughout the transaction.

Remember:
Where we've been. Where we are. Where we're going.

Simple...but incredibly effective.

🏡 2. Systems Create Better Service
We talked about using buyer and seller guides, pre-recorded videos, checklists, and weekly updates to educate clients before questions become problems.

The better informed your clients are, the smoother every transaction becomes.

🤝 3. Relationships Will Always Beat Transactions
Lead generation isn't just about finding new clients...

It's about staying connected with the people who already know and trust you.

Whether it's:
☕ Coffee meetings
🎉 Client appreciation events
🏡 Open houses
👋 Networking
📱 Following up with past clients

Relationships continue to be the foundation of a successful real estate business.

📲 4. Be Intentional With Social Media
Don't feel like you have to post everything for everyone.

Build your brand around the clients you want to attract.

Share valuable information.

Highlight your community.

Show your personality.

Educate more than you advertise.

People don't just hire Realtors...

They hire professionals they know, like, and trust.

📈 5. Stay Current and Stay Professional
As our brokerage continues to grow and evolve, we discussed the importance of keeping our online profiles, business information, and branding updated across every platform.

Consistency builds credibility.

Whether someone finds you on Google, Zillow, Homes.com, Realtor.com, Facebook, or LinkedIn...

They should immediately recognize your brand.

☕ Coffee for Closers isn't just about selling more homes.

It's about becoming a better communicator.

A better advisor.

A better business owner.

And ultimately...

A better Realtor.

☕🏡 Coffee for Closers Recap – Success Starts with Consistency! 🏡☕

Another great Monday morning at Coffee for Closers! Every week, we're focused on helping agents sharpen their skills, grow their businesses, and better serve their clients.

This week's mastermind centered around one of the most important topics in real estate:

Lead Generation.

Here are this week's Top 5 Takeaways:

📞 1. Consistency Beats Intensity
Making 40 calls in one day won't build your business...but making 40 calls every day just might.

Our goal? 200 conversations each week. Success isn't about luck—it's about showing up consistently.

🎯 2. Every Call Needs a Purpose
Don't just pick up the phone because it's on your calendar.

Know why you're calling.

Whether you're checking in with a past client, following up on a lead, or asking for referrals, having a clear intention creates better conversations and better results.

🤖 3. AI is Becoming a Realtor's Secret Weapon
We talked about using ChatGPT to:

✅ Practice scripts

✅ Write emails

✅ Create listing descriptions

✅ Generate social media posts

✅ Build SEO content

Technology isn't replacing Realtors—it's helping great Realtors become even more productive.

👥 4. Your Best Leads Are Already Around You
If you're a newer agent, don't underestimate the value of your personal network.

Friends.

Family.

Neighbors.

Social media connections.

Past clients.

Local business owners.

The people who already know and trust you are often your greatest source of referrals.

☕ 5. Be Visible in Your Community
One of my favorite ideas from today's discussion...

Don't hide behind your computer.

Work from a local coffee shop.

Attend community events.

Support local businesses.

Wear your Realtor name badge.

Real estate is still a relationship business, and people do business with professionals they know, like, and trust.

One of the biggest lessons from today's meeting was this:

Small, consistent actions repeated over time create extraordinary results.

You don't have to do everything—you just have to keep doing the right things.

☕🏡 Coffee for Closers Recap – Another Monday of Learning, Growth & Collaboration! 🏡☕

Every Monday, I'm reminded why surrounding yourself with the right people makes such a difference.

At this week's Coffee for Closers Real Estate Mastermind at DeLex Realty, we covered topics that every successful Realtor should be thinking about in today's market.

Here are a few of this week's biggest takeaways:

🎯 Take Action Quickly
We discussed the importance of reaching out to potential clients sooner rather than later. Opportunities don't wait, and neither should we. A simple phone call today can prevent a missed opportunity tomorrow.

💰 Understanding Mortgage Rate Buy-Downs
Jason O'Neill did a great job explaining mortgage points, how rate buy-downs work, and why buyers should look beyond just the interest rate. In today's market, seller concessions and rate buy-downs can be powerful tools to help buyers afford a home.

📋 MLS Compliance Matters
We reviewed the proper use of "Coming Soon" listings and the importance of following MLS rules. Professionalism and ethical practices protect our clients and strengthen our industry.

📞 Lead Generation Still Wins
Technology continues to evolve, but the fundamentals haven't changed.

The agents who consistently:
✔️ Call their database
✔️ Follow up with leads
✔️ Host open houses
✔️ Stay active on social media
✔️ Build relationships
..are the agents who continue to grow their business.

🤖 AI is Changing Real Estate
One of my favorite conversations centered around using ChatGPT and AI to create listing descriptions, social media content, SEO-friendly articles, virtual staging ideas, market analysis, and marketing campaigns.

The goal isn't to replace relationships—it's to give us more time to build them.

☕ Coffee for Closers is about more than real estate.

It's about learning from one another, sharing ideas, solving challenges, and helping each other become better professionals and better advisors for our clients.

If you're looking for a positive environment where Realtors collaborate instead of compete, we'd love to have you join us.
