Here is an interesting fact to take into consideration regarding rent laws.

When it comes to renting, Oregon and California are the only states with statewide rent control laws, both enacted in 2019. Six states—California, New York, New Jersey, Maine, Maryland, and Minnesota—have localities in which some form of residential rent control is in effect.

If you choose a fixed-rate mortgage loan to finance a property, your monthly principal and interest payments will stay the same throughout your loan’s term as the value of your home grows. Though keep in mind that property taxes and homeowners insurance rates can increase over time.

In contrast, rental rates are not predictable. It’s likely that at the expiration of a rental agreement, rates will indeed increase.

😬For example, rents shot up almost 30% in the Phoenix area last year, more than double the U.S. increase.
😳Early projections are for rents to climb almost another 20% in 2022.

However, this year’s increases for tenants could be even higher based on the very low 3% vacancy for metro Phoenix apartments, the area’s growing population is driving up competition.
