Patiently waiting for the appraisal result to come in on this great property! My buyer went under contract on this one a few weeks back and so anxious for her to get keys before Christmas!! Look at this pretty window! Love the detail!
Navigating appraisals in this market can sometimes be challenging with values still rising! We still are competing with most offers and really had to bring our A game! Working with an agent to make sure they are really pulling the correct market comparables before arriving at a price is really important! Sometimes it’s looking slightly outside the neighborhood with small inventory to really get the whole picture!

We are seeing a slight up tick in inventory in our Phoenix Market!! We’ve been trending between 4800-5800 active homes the first half of the year and this week we saw just over 6800 available. We are still not close to a balanced market but here is what’s important to know as a Buyer and a Seller!

BUYERS-you are starting to see more homes available which hopefully will make the process a little easier. This doesn’t mean prices will go down anytime soon, but an end in bidding wars could be on the horizon! Strike now!

SELLERS-If you have been putting off selling now is the time! Although you will most likely still receive full price offers, the extra terms or cherry on top as I like to call it, may be less needed for buyers. When more inventory becomes available and buyers have more choices they’ll be less likely to waive appraisal contingencies, shorten inspection periods, waiving home warranties and not asking for repairs as we’ve commonly seen abs be accustomed to!
The bottom line is more inventory means more options for buyers and more competition for sellers!
