Which leads me to step 2. Presentation - We approach the presentation of your home like a professional photo shoot. Buyers start their search online looking at photos and if your house doesn't stand out then it won't make the list of homes they decide to view. Great photos are key to getting top dollar for you home. The 3rd step is Pricing - If you want to sell quickly, you have to take advantage of the spark your listing gets by being new and fresh. If we price too high, you won't get any offers and the house will sit. Once it sits for a while, the demand fads away and buyers assume there is something wrong with it. In order to get to the best price I look at the absorption rate within the community, how many houses sold recently, how many are left to choose from, how many months supply of homes is there in your area, is it a buyers market, or a sellers market? Having worked at the MLS as a Data Analyst for 3 years I know how to use the system, and run the numbers better than most agents. Over the last 24 months my buyers have closed on homes 10% below list price, and my sellers have received close to 98% of their list price within 9 days on the market! What does this mean to you?
