CRE capital and demand are quietly firming up. Debt markets just hit record competitiveness as lenders fight to win refinancing mandates, Arizona is back to positive job growth with more than 13,000 jobs added year over year, and Flagstaff is now one of the nation’s fastest-growing renter markets. At the same time, hotel investors are concentrating capital in luxury and upscale leisure properties, while Phoenix ranks No. 1 in the country for weekend trips—bolstering hospitality and travel-driven real estate fundamentals.

Retail is clearly the star of the show right now: shoppers keep spending, sales are up for the eighth month in a row, and retail is literally dragging CRE prices higher. Add in strong job growth, a shiny new luxury community in Kierland changing hands with a big loan behind it, and Phoenix planning a mixed‑use, transit‑friendly project at the old Christown Spectrum site—and it kind of feels like this market skipped the “take it easy” phase altogether.
