I have a house that is my house
I have moved in with girlfriend. The house is 1021sqft. 3 bed 1 bath. I have 2 roommates in there. Each pay 600. I do pay utility's which are 250 to 300. A/C is new (1/18\18) and same day had the water heater fixed with a new heating element. Renters are great guys and will stay, they are fine with most.
House needs back a sceen, about 250. Part of the roof needs to be redone, priced with contractor at 3300. Paint inside which was painting 4 months ago and just needs another coat. That's 100 if done yourself.
The kitchen needs to be redone, but can wait.
I would do the roof and the sceen now and the rest can wait 2 years or so.
You can claim the utility's that you pay for the renters.
I area is nice. Area is raising time and tampa will be replacing the university mall with a city center that will bring up the value of the area

Rents go for 975 to 1100 in this area.
House prices will rise at a good monthly rate.
USF, MOSI, Florida hospital and the mall are all planing changes that will bring more value to the area.
