Assistant Maintenance Lead

The Assistant Maintenance Lead reports to the Maintenance Lead and prepares recently vacated apartments for market readiness and availability to rent to another resident; responds to service work orders, perform painting and pressure washing duties, grounds keeping, and less technical tasks or to assist a Service Technician in the performance of his/her duties.
Duties And Responsibilities
• Receives “make ready” assignment; gathers all necessary tools, equipment, and supplies needed to make an apartment unit available to rent.
• Checks caulking and applies where needed.

• Evaluates carpet and vinyl flooring for the condition; shampoos carpet/vinyl, or replaces carpet/vinyl if needed.artments for market readiness and availability to rent to another resident; responds to service work orders, perform painting and pressure washing duties, grounds keeping, and less technical tasks or to assist the Maintenance Lead in the performance of his/her duties.

• Repairs or replaces baseboards or trim as needed.
• Polishes and varnishes cabinets and other woodwork as needed.
• Checks all doors and windows and re-keys all locks.
• Repairs holes in walls and performs painting duties as needed.
• Responds to service work orders to make less technical repairs or replacements; assists maintenance staff as needed.
• Performs pool maintenance and landscape duties as needed, including pressure washing and cleaning.
• Frequently interacts and communicates effectively with residents, property staff and/or vendors to complete maintenance duties and requests.
• Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
• High School Diploma/GED required
• Six (6) months of experience performing work requiring constant physical activity
• Ability to read and understand written instructions and complete standard paperwork
• Ability to work in outdoor environments exposed to adverse weather conditions Preferred Qualifications
• Previous make-ready work experience at a residential property preferred
Knowledge, Skills, And Abilities:
• Ability to understand basic instructions and follow a checklist of tasks
• Skill in using basic hand tools
• Ability to perform basic work in electrical, plumbing, painting, HVAC, and carpentry
• Knowledge of safety procedures
• Ability to assess detailed repairs and replacements in a vacant apartment to make it available for a new resident
• Skill and ability to clearly and concisely communicate effectively verbally and in writing with residents, property staff and/or vendors
• Ability to perform physical labor and to lift heavy weights regularly

PART-TIME EXPERIENCED LEASING AGENT

We are looking for a creative and skilled leasing agent that will be responsible for effectively implementing our leasing and marketing programs. This position will work closely with management to promote a positive image of the apartment community and to assist with resident programs and retention.
The duties and responsibilities include the following, though other duties may be assigned:
• • Assist Property Manager in establishing and attaining daily leasing and renewal goals.
• • Show model and vacant units to prospects.
• • Assist in the overall marketing efforts and offer input and suggestions.
• • Assure that the leasing office, model, property appearance and curb appeal is acceptable and apartments are ready to show to prospective residents.
• Maintain a detailed knowledge of the apartment community, amenities and community
• • Process applications and leases in a timely manner.
• • Produce reports in a timely, accurate and complete manner.
• • Maintain organized community office files.
• • Assist in the inspections of vacant apartments and takes appropriate action to prepare them for leasing.
• • Stay informed and comply with all policies and procedures as outlined in the Operations.
• • Adhere to and comply with company safety policies and rules and utilize safety appliances, as required.
• • Ensure compliance with Company policy, as well as federal and local regulations.
• • Participate move in and move out processes with tenants assuring that all items are completed.
• • Works to achieve maximum performance based upon annual goals to increase revenue and other income.
• • Ensure that all applicable deposits, rents, and other fees and ancillary revenues are collected and deposited.
• • Participate in marketing efforts to increase occupancy and effectiveness.
• • Ensure that an adequate number of units are market ready.
• • Assist and ensure all customer complaints are handled promptly and appropriately.

• • High school education or equivalent is required; college degree is a plus but not a requirement.
• • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
• • Professional demeanor and appearance.
• • Excellent organization and multitasking skills, and attention to detail.
• • Strong computer skills and excellent knowledge of Microsoft Office products, including Word, PowerPoint, Excel and Outlook.
• • Flexibility with work schedule to include working Friday, Saturday, Monday on a normal basis.

- Oversee all maintenance on property
- Performs make readies and renovations
- HVAC EPA certification required with knowledge to complete all repairs and replacements of HVAC systems
- Minimum three (3) years on-site experience in apartment maintenance
- Handle parts and ordering while watching expenses for budget purposes
- Handle overall maintenance of property and repairs
- Comply with federal Fair Housing laws, statutes and regulations, as well as local laws and ordinances.
