One thing we thought we left in 2021? Bidding wars. 💰 The truth is, bidding wars are still very much a thing in 2024. I just had a client experience this last month. We had to beat six offers to get their dream home. (Did I mention we even beat a cash offer that was higher than ours! 👊 So happy for them!!)

If you’re a prospective home buyer, you’ve likely heard about the chaos they bring.

Here’s what I’ve seen work best in these situations.

1. Be fast on your feet! To me, that means you’re paperwork ready with a pre-approval letter in hand. You know your wants vs. needs. So when the right house comes along with all your wishlist boxes checked, we’re ready pounce.�

2. Embrace limited information In a perfect world, we’d know every last detail about the listing, but in some cases, there won’t be time to look into it before offers are due. That doesn’t mean you’re going in blind - If your offer is chosen and you go under contract, you’ll have the inspection period to do more thorough diligence.�

3. Present your best offer at the onset. You may need to put it all out early without knowing what anyone else offers. Don’t hesitate to go for it — in many cases, buyers don’t have the luxury of amending an offer later.

4. Keep the seller in mind. We’ll do some investigating to understand what’s important to the seller and submit our offer with their motivations in mind. This could look like a shortened closing timeline, a leaseback or a larger earnest money deposit.�

🏡When buyers hit a roadblock because they can't find the perfect home, here's what I *don't* do: Sit back and wait for the market to turn.

🔎Instead, here's how I FIND the perfect home:

• Tap into my San Luis Obispo County network requesting a heads-up on homes coming to the market soon.
• Use social media to advertise my client's needs. Sounds a little strange but I've seen this work wonders.
• Launch targeted mailing campaigns in buyers' dream neighborhoods.
• Connect directly with For Sale by Owners.
• Call investors and home owners to inquire about off-market and potential off market properties.
• Reach out to the home owners of the desired neighborhood to see if they’d ever consider selling.
• Talk to past clients who might be ready to sell.
• Scout new construction neighborhoods.

From the quiet everyday moments to our biggest milestones, the walls of our homes have seen it all.

An agent’s role in the sale of your home entails many things–

They should provide expert counsel, price the property appropriately, market it thoroughly, and negotiate favorable terms.

But most of all, a seller’s agent should be an empathetic advisor as their clients go through the highs and lows of this huge life event.

Look out for these key qualities in a seller’s agent:

Active listener: They pay close attention to your wishes, concerns and hesitations.

We’ll do a home walkthrough. I’ll swing by and together, we’ll make our way through your home reviewing details, decor and repairs to make ahead of listing.

With your permission, I’ll snap a few pictures of your current furniture, decor and layout to capture the essence of your home.

Together with a professional staging company, I’ll make recommendations for what pieces I’d like to see remain in your space for showings and what items we’ll bring in for staging. (This gives my clients clarity on what items to pack up and what to leave out!)

Here are a few simple things to keep in mind:

🔸Buying real estate is usually the *largest single investment* a person makes in their lifetime.
This is what buyers stand to benefit from with a great buyer’s agent on their side...

🔹Negotiating power: A buyer’s agent has your best interest in mind and knows the art of negotiation. More terms in your favor and more dollars in your pocket? That’s our goal.

🔸Robust network: Having a squad of industry pros (lenders, inspectors and contractors) that we can call on during the buying process is worth its weight in gold.

🔹Expert juggler: Coordinating showings, inspections, appraisals, and closings is our bread and butter. It should be our full time job, not our clients.
