🏡 A 10-Minute Walk Could Save You Thousands
Here's a simple habit that many homeowners overlook.
Once a month, take a slow walk around the outside of your home.
Look for: ✔ Loose or damaged siding ✔ Missing or curled shingles ✔ Gutters pulling away from the house ✔ Cracks in the foundation ✔ Tree branches rubbing against the roof ✔ Water pooling near the foundation
Catching small problems early is almost always less expensive than waiting until they become major repairs.
Owning a home isn't about fixing everything at once—it's about noticing the little things before they become big ones.

🏡 Don't Forget Your Dryer Vent!

Most homeowners clean the lint trap after every load—but how often do you clean the dryer vent?

A clogged dryer vent can:• Increase drying time• Raise your electric bill• Shorten the life of your dryer• Become a serious fire hazard

A good rule of thumb is to inspect and clean the vent at least once a year, and more often if you have a large family or pets.

💡 Quick tip: If your clothes are taking longer than usual to dry or the outside of your dryer feels unusually hot, it's time to check the vent.

Is Your Bathroom Fan Secretly Harming Your Attic? 🛑🏚️
We all know we should run the bathroom fan after a hot shower to keep mirrors from fogging. But do you know where that humid air actually goes? In many Wabash Valley homes, it goes straight up... and stays there.
If your fan vents directly into your attic instead of all the way outdoors, you could be creating a localized rainstorm inside your attic structure!
Why This is a Problem:
When warm, moist air from your shower meets the cooler air and wood of your attic (especially in winter), it turns into condensation.
This leads to:
Black Mold & Mildew on roof sheathing and rafters.
Rusted Roof Nails, which can lead to leaks.
Rotting Plywood that reduces your roof’s lifespan.
Soggy Insulation, which makes your home harder to heat and cool.
How to Spot It:
Don't wait for your ceiling to show water stains! Many attic mold problems are invisible from inside the house until the damage is severe. Look for:
Musty Odors coming from the attic or upper floor.
Peeling Paint on the bathroom ceiling near the fan.
Water Stains or Rusted Nail Heads visible if you take a look in your attic.
✅ The Fix: If your fan vents into the attic, have a contractor extend the ductwork through the roof or a gable wall to an exterior cap.

Time to fire up the grill! 🍔🔥

Is it just me, or is there nothing better than a backyard BBQ on a weekend like this?
I thought I’d share a few quick reminders to keep in mind while you’re out there flipping burgers. We want to keep the house and the yard safe while we’re enjoying the summer:
Give it some space: Try to keep the grill at least 10 feet away from the house or deck rails. No need to melt the siding.
Keep it clean: Try to scrub down the grates after you're done—grease buildup is a sneaky fire hazard.
Eyes on the prize: It’s easy to get distracted, but try to keep an eye on the grill while it’s lit, especially if the kids or the pets are playing nearby.

"It’s no secret it’s been hot lately, but the real heat isn't just outside—it's often hiding in your attic.
One of the most common issues I see is poor attic ventilation. Many people think the attic is just for storage, but it’s actually a vital part of your home’s ecosystem. If it can't breathe, that trapped heat can cook your shingles from the inside out, skyrocket your cooling bills, and even lead to moisture issues in the winter.
A properly vented attic should have a balance of intake (at the soffits) and exhaust (at the ridge or roof vents). If you’ve noticed your upstairs rooms are significantly hotter than the main floor, or if you just haven’t checked your vents in a while, it might be worth a look.

"We’re in the thick of an Indiana summer, and if your home feels muggy, you’re not alone. Between the frequent rain and our local humidity, moisture can easily build up inside, which puts extra stress on your HVAC system and can even lead to issues like mold if it isn't managed.
Here are three quick ways to keep your home drier and more comfortable:
Mind the Fan Settings: Check your AC thermostat—if the fan is set to “On,” it may actually be circulating moisture back into your home. Switching it to “Auto” is often more effective at removing humidity.
Target the Hotspots: Use exhaust fans in kitchens and bathrooms while cooking or showering to pull that excess steam out immediately.
Keep Windows Closed: It’s tempting to open them on a nice day, but if it’s humid outside, you’re just inviting that damp air right in. It’s better to let your HVAC system handle the ventilation.
A little proactive management makes a big difference in keeping your home in great shape. Does your home feel cool and dry, or are you battling the humidity this week?"
