🚨 Read this carefully: An air test CANNOT clear a room from mold.

Air tests have major blind spots. They’re usually taken in the middle of a room at about 5 ft high—while dangerous mold often hides behind walls, under floors, and inside materials where those tests never reach.

Many harmful spores are heavy (especially when wet) and don’t stay in the air long enough to be detected. And air tests do NOT measure mycotoxins—the toxins molds can release that still pose risks even when spore counts look “low.”

👉 Using air testing alone to say a space is “safe” is misleading and can put people at risk.

Real mold inspection requires multiple methods—visual, moisture detection, and targeted sampling where the problem actually is.

This is a health issue, not a box to check.

There are many types of “black mold,” but not all black mold is toxic.
Likewise, not all molds capable of producing toxins are black.

Both of these statements are true, which is why proper testing is essential before deciding how to handle a mold problem. Assuming a mold is harmless and attempting to remove it without proper precautions can create a much bigger exposure risk.

After a water event or elevated humidity, mold can begin growing within 24–48 hours on many building materials. As mold grows and its spores become airborne—especially when it is disturbed during cleaning or removal—it can release spores, fragments, and mycotoxins. These substances can contribute to health symptoms in sensitive individuals.

**Proper containment is critical** when addressing significant mold contamination to prevent cross-contamination to other areas of a building and to protect occupants and workers.

Professional containment often includes:
• Sealing the affected area with polyethylene sheeting (commonly 6-mil plastic)
• Establishing negative air pressure using HEPA-filtered air scrubbers to exhaust contaminated air
• Preventing airflow from the work area into clean living or working spaces

Workers should also use appropriate personal protective equipment (PPE) such as respirators (often **N95 or higher, depending on conditions**) until remediation is complete and a post-remediation inspection or clearance confirms the area is safe.

When mold is involved, testing, proper containment, and professional remediation protocols matter.

I’m stepping back from work for a little while, but with storm season officially here, I think it’s important to keep educating people about the effects of water damage and mold growth.

Let’s talk about what happens after a major water event such as flooding.

Did you know that mold can begin growing in as little as **24–48 hours** after materials become wet? At the same time, common building materials like drywall can take several days to dry out, often **5–7 days or more without proper mitigation. This is why it’s SOOO so important to bring in a professional mitigation company as soon as possible after water intrusion.

So what does proper mitigation look like?

Professional mitigation companies typically use air movers (large fans), dehumidifiers, and other drying equipment to remove moisture as quickly as possible from the structure. The process should also be professionally monitored with tools such as moisture meters and thermal imaging because materials can appear dry on the surface while still holding moisture deeper inside. That hidden moisture is where mold growth often begins.

By the time mold becomes visible on the surface of building materials, it’s often assumed there may be more growth embedded within or behind the walls.

Acting quickly after a water event can make a major difference in preventing widespread damage and contamination.
