And don't be shy about mentioning the convenience of the local Starbucks! ☕️

A LOT (and yes, that's in CAPS for a reason) goes on behind the scenes when you're selling.

That's why it's KEY to plan ahead so you don't derail your timeline.

Here are my TOP TIPS for homeowners planning to move!

1️⃣ Prepare your home for a successful sale. This means taking the time to declutter in advance. If you have excess boxes and totes, I recommend storing them while your home is on the market so each space shows its BEST.
2️⃣ When it comes time to get serious about packing (this means your home is under contract with a buyer), I recommend organizing, sorting, and labeling EVERYTHING.
3️⃣ Obtain estimates from several moving companies in advance so you have a clear understanding of your moving expenses. Once you know your closing date, reserve the moving company of your choice. It's also wise to make sure they can store your belongings in the event of a last minute delay.
4️⃣ I always recommend making sure your furnishings fit in your new home. This is done by measuring each piece and comparing it against the floor plans. If you need to sell or donate any furnishings, it's best to know beforehand.
5️⃣ Don't wait too long to begin packing. Everyone always has more stuff than they realize.

If you're like most people, you're caught up in the hustle and bustle of the holiday season. But there are a few ways you can incorporate a much needed slowdown.

Here are just a few ways to create a special feeling at home this holiday season.

→ Make S'mores by the outdoor firepit a new Saturday night ritual
→ Set up a hot chocolate station in the kitchen w/candy canes and marshmallows
→ Have everyone pick their favorite holiday cookie and host a family bake-off
→ Select a local charity and pay it forward as a family
→ Leave a gratitude note each night by everyone's bedside
→ Do a Secret Santa exchange, but ask that all gifts be handmade
→ Send a family video card. Trust me, this will be cherished for years to come!

Lastly, cherish each moment and don't try to make everything perfect. Commit to really ENJOYING this special time of year.

To everyone trying to sell their home during the holidays, don't give up! Your home is a valuable commodity, and the right buyer is out there!

It's easy to get disappointed when feedback from showings could be better! But I urge you not to take it personally, unless it's a trend.
