BERNA’S GREAT LEGS FOR WOMEN 5K

This race isn’t just any ordinary race, this race is about a woman named Berna Finley. she was, like many others, a runner who enjoyed running and attending races that push her beyond her own capabilities. After a casual run one day, Finley received terrible news from her doctor, she soon found out that she had lung cancer. The tumors sat directly on her right lung and then later metastasized to her other organs and had exacerbated greatly to the point where she reached stage three cancer. At the time, Finley was the healthiest person you could think of, someone who would rarely get sick and someone who never smoked and exercised very frequently. Finley started to see the doctor more often, running chest X rays among other tests, but the news she received from the doctor was astounding. Because of running, the doctor found that her muscles, blood pressure, resting heart rate, and heart beat were very strong and not only this, her lung capacity far exceeded the expectations of the doctor which brought both of them much hope that she would do well in her treatment plan.

Shortly after this, Large groups of women over at Wellesley College among other groups like the Brunch Bunch had rallied to Dana Farber where Finely was getting her CT scans done, all gave her great encouragement. Finely had used visual imagery to recall on the difficulties of her running challenges to aid her on her path of treatment for lung cancer. During treatment, She recalled strenuous 18-20 mile runs and used that feeling and emotion to help get her through chemotherapy, visualizing slow and steady progress to win the race. She envisioned that if she kept on running, the hurting would stop as long as you keep on going.

Her story is truly inspiring - the dedication and drive she had to keep going during one of the most overwhelming and painful times in her life shows us all that we are capable of achieving a lot more than we think.

Why should you consider having an agent attend your showings? Often times, reputable agents are there to assist you in the home buying process. We've all been in this position before.. We see a listing on Zillow and think "these photos look beautiful and the home looks like it's in great condition!" While the photos show the home in the most perfect and pristine condition, you have to see the home in person because the picture doesn't tell you the full picture.

Home showings can give you a closer look on all the logistics of the homes such as seeing the foundation to ensure it isn't cracked, looking at the roof to make sure there isn't any leaks or faults, and examining the structure of the home itself!

FIRST TIME HOME BUYERS!
Your journey to find a home can be a great yet emotional journey. Most buyers should know the first steps to start their home-buying journey, here are some points to keep in mind.

1. Before starting your journey, connect with a mortgage lender and get a pre-approval letter. The pre-approval letter helps you understand what your buying power is and also lets the sellers know that you have just taken your first steps!

2. Connect with an agent who can assist you with finding your next home. An agent can provide a lot of value on home maintenance, home improvements that can be made, and also negotiation skills to help you get the best price for your home.

3. Don't forget to put some money to the side for closing costs. Most of the time, a lot of buyers would only save for the down payment without keeping the closing cost in mind. Sometimes closing costs could range upwards to 2-5% of the home price.

Whether you're a first time home owner or someone who has owned several homes within their lifetime. I think we can all agree on that there are a lot of home maintenances we have to keep track of.

Here is a list of maintains to keep track of on a monthly routine.

- Keep up with all of your security systems in the home such as your carbon monoxide and smoke detectors, replace your batteries if you need and if you have fire hydrants, check up on them to see when there expiration date.

- Maintaining your kitchen appliances. Often times I see homes with countertop damage or even stains on tiles due to hold grease and stains from cooking, which can adversely affect the value of your home.

- Inspect your HVAC. With the hot seasons right around the corner, check up on your central AC units to ensure that they are working efficiently and up to date.

- Plumbing, an easy thing to ignore at times, do a quick eye inspection of your pipes to look for signs of damage. If you see that then you know it might be time to replace those pipes.

- Lastly, clean out your exhaust fans! Especially in bathrooms where the exhaust fans are being used constantly to let out moisture to prevent mold. We often overlook this factor, do yourself a favor and check up on those at least once a month, this will keep your home running smoothly and also preventing any moisture damage.
