2022 was a year like no other for the housing market, which was affected primarily by 2 factors: increasing mortgage rates and inflation. But the silver lining is that we're now in more of a balanced market.

So, what’s predicted to happen in 2023?

👉 RATES:
Experts agree that mortgage interest rates will remain high as long as inflation is high. But if inflation falls, mortgage rates will likely decline as well.

👉 PRICES:
While some experts expect prices to appreciate next year, others say they'll come down, which means we'll most likely experience more neutral appreciation.

A buyer’s market takes place when supply exceeds demand or when inventory is high because there are plenty of homes for sale. When this happens, buyers have more choices and tend to dominate the market.

A seller's market occurs when demand outpaces supply because there are more active buyers searching than there are homes for sale. When this happens, sellers are at an advantage.

In this market, many homeowners wonder what, if anything, needs to be remodeled prior to listing their house. That’s where I come in! I can help you decide what you should and shouldn’t renovate before selling.

1. If you’re a seller trying to decide whether or not to make renovations, it's important to know the market. Whenever there aren’t enough homes for sale, buyers are usually more willing to purchase a home that doesn’t meet all of their needs and renovate after they take ownership.

Is buying a house a good idea if you still have student loan debt?
I'll show you how lenders view student loan debt and I'll provide you with some tips to improve your chances of qualifying!

1. The first step is to get pre-approved. This is a letter which indicates you’ve met the initial criteria required by a lender based on the information you provided.

Lenders do this because they need to know you can afford to make your monthly mortgage payments after they give you the loan.

2. I recommend that you take a look to see how much you owe on your student loan (and other debt) and compare that to your overall income. The specific DTI (debt-to-income) ratio you need for a loan will depend upon the loan program. Most lenders prefer when DTI ratios are lower than 50%.

3. Lenders are more concerned about how that debt compares to your total income and less concerned about the actual $ amount of debt. If your DTI is higher than 50%, I can help you come up with a plan to get that reduced, which will include chatting with your lender (or one of my trusted lenders if you don't already have a great relationship with someone) to come up with a plan and timeline for purchasing that works best for you.

4. If you don't qualify for a conventional loan, you may still qualify for a government backed loan. Ask your lender about all the options.

5. The quickest way to lower your DTI ratio is to lower some of your balances, by making larger payments over time.

6. You can increase your income by picking up a few extra hours at the office or by taking on a side hustle. You'll just need to show that this extra income is recurring for it to count toward your DTI ratio.
