From first open house tour to deal sheet in 9 days! 🚀
When a former coworker/friend referred her parents to me for their co-op search, we hit the ground running. They were determined buyers on a mission—we toured two other properties, one of them two times before they stepped into “the one” and knew it was it!
Here’s how fast things move when determination meets momentum and strategy:
Sunday: First open house tour 🏡
Tuesday: Offer submitted 📑
Thursday: Offer accepted 🤝
Friday: Home inspection done (within 24 hours!) 🔍
Saturday: Inspection report received 📄
Monday: Repair negotiations wrapped up ✍️
Tuesday: Deal sheet sent! 🎉
Now, we hand the baton off to the attorneys to do their magic and finalize the contract. Once that’s executed, the real fun begins—board package prep! 📋✨

About two months ago, a client reached out about one of my rental listings in the same complex. He wasn’t quite ready at that moment, but we looked at the big picture. I gave him a clear roadmap and action plan to raise his credit score so he’d be ready the second the right place popped up.

When the market throws a curveball, a great strategy is everything.
My clients previously had this beautiful property on the market with another agent for 9 months with zero results. When I took over, we initially launched it for sale. However, after a few weeks on the market, I knew we needed to prioritize getting immediate income flowing for them.
Instead of waiting for the right buyer to for a cooperative sales market, we pivoted our strategy to a sublease listing as well.
Navigating a coop sublet is no walk in the park—it’s nearly as rigorous as buying, requiring an incredibly strenuous vetting and board approval process. But by switching gears, we secured the right tenant and locked in that crucial income in just a few weeks.
