Real Estate Reality Check. Ten years under market, and this is the thank you.

The owner needs to sell his own house, and the first thing he hears is “you might have to take me to court.”

Comment your experience, landlord or tenant. I read all of them.

Comment FAVOR and I will send you the full episode, or look up Ferrante Realty Team on YouTube.

More of a rapper than a singer, but I had some fun with this one 🎸

Green Day’s “Time of Your Life,” rewritten about selling your house.

“Another turning point, it’s time to sell your home.
You’re empty nesters now, the kids are up and grown.”

The second verse is the whole listing plan, photographs, your home online, curb appeal, open houses every weekend if we must. Just in song form.

Selling soon? Comment SELL and I’ll send you our full listing plan.

Today’s harvest off The Bronx Farm: basil, parsley, oregano, zucchini flowers, and cucumbers.

The oregano and basil are getting dried for the winter. The parsley goes in tonight’s sauce. And the zucchini flowers? Those are getting stuffed and fried tonight.

People think you need a crazy amount of land to grow real food. You don’t. You need a patch of dirt, some sun, and the patience to show up every morning.

This is the Bronx nobody puts on a postcard. And it’s the one I’ll never leave.

What are you growing this summer? Tell me below. 👇

Great night at Barley Beach House supporting the incredible work of Pace Women’s Justice Center. Even better, I was lucky enough to win the raffle while helping support a great cause. Great people, great conversations, and a great reminder of what our community can accomplish when we come together for something bigger than ourselves.

Sunday morning at the strawberry patch here in the Bronx. I have to talk about these.

Chive blossoms. People sleep on them. They really shouldn't.

A chive plant in year one? Rinky d**k. Year two, a little bigger. Year three you might get four or five blossoms. By year four, it's insane. Look at that.

And they earn their spot in the garden. The bees come to them. They protect the strawberries growing right next to them. And those purple flowers aren't just for looks. You can steep them into tea, blend them into a salad dressing, mix them with sour cream for a dip, drop them on a baked potato or a bagel.

If you're driving past the farm this week, the iris show is going off out front too. Come say hi.

Every buyer I meet wants to avoid a bidding war. Here's what that fear is actually costing them.

You see five other names on the offer sheet and it feels like gambling with the biggest decision of your life. So you wait. You pass. You promise yourself the right one will come along without the competition.
Here's the part nobody explains.

If a house checks every box for you, right neighborhood, right layout, right price, it's checking those same boxes for everyone else. That's not a warning sign. That's a sign you actually found the right house.

That property you walked away from 2 years ago? It's up $30,000 in value. In another year, it'll be higher. The cost of waiting is always worse than the cost of competing. The strategy in a multiple-offer situation isn't to run, it's to show up prepared.

If you're house-hunting right now, save this for your next showing.

She trusted me without fully understanding what I told her. Honestly? That's usually when deals work out.

Phyllis came to me wanting a new home. Her offer was
contingent on selling her current house first, which in this Bronx market is the weakest position you can buy in. Sellers look at "contingent" and pick the cleaner offer 9 times out of 10.

I sat down with her and walked through it step by step. Minute by minute, in her words.
We made it happen.

If you want to see how we actually walk our clients through the Bronx market, the contingencies, the co-op boards, the closing costs nobody warns you about, head over to our YouTube channel.
