August median sales prices:
📍 The Villages: $390K → $390K → $415K
📊 Overall Stellar MLS: $390K → $385K → $380K
2024 → 2025 → 2026

The Villages’ median rose 6.4% from last August, while the overall MLS fell 1.3%!

⏱️ Also encouraging: The Villages’ days on market are trending downward compared with last year, based on the rolling 12-month figures. 48 DOM ---> 44 DOM

It’s still a buyer’s market, but these are positive signs for Villages sellers! Hopefully, we’re seeing the start of a more positive trend.

🏡 AUGUST MARKET UPDATE
The Villages + Lake, Sumter & Marion Counties

Compared with July, active listings and pending sales decreased across every area. Closed sales remained nearly unchanged in The Villages and Lake County, decreased slightly in Sumter County, and increased in Marion County.

📈 Mortgage rates increased slightly:

• 30-year fixed: 6.75% → 6.87%
• 15-year fixed: 6.25% → 6.43%
• FHA/VA: 6.35% → 6.40%

🔑 THE TAKEAWAY

Fewer active listings, fewer pending sales, relatively steady closings, and slightly higher rates. The market continues to favor buyers, while sellers need to focus on strategic pricing, preparation, and presentation.
