The Most Common Home Upgrades in The Villages, FL (Plus the DIY Projects I Actually Did)

When you buy a home in The Villages, FL — especially a spec home — it often starts as a blank slate. White walls, basic landscaping, standard finishes… and from there, most homeowners begin making it their own. In this video, I’m walking through the most common home upgrades I see again and again in The Villages, plus sharing the DIY projects I’ve personally taken on in my own home to make it feel less builder-grade and more me.

I’ll break down popular upgrades like interior paint, flooring changes, landscaping and hardscaping, pools and birdcages, lanai enclosures, gutters (yes, gutters!), water softeners, solar tubes, and custom closets — along with important things to know before you start, like ARC approval requirements, budgeting tips, and how certain upgrades can impact taxes and resale value.

At the end of the video, I’m also sharing clips of the projects I’ve been working on, including a laundry room refresh, light kitchen and bathroom updates, epoxy countertops, trim and molding details, lighting swaps, and exterior improvements. These are real projects in a real home — not perfect, not finished overnight, but honest examples of how many Villagers customize their spaces after closing.

As always, these are common upgrades and personal opinions — not must-dos. If you love builder white walls or prefer to keep things simple, that’s perfectly okay too.
