🚨 New Home Wednesday

Don’t Walk Into a Builder Alone

I’m just going to say it!

Walking into a builder’s model home without your own Realtor is like walking into court without a lawyer.

That friendly sales rep?
They are great at what they do, but they work for the builder.

NOT YOU!!!!!!

Here’s what I see happen ALL the time:

👉 Buyers think they’re getting the “best deal”

👉 They don’t realize upgrades are marked up big time
👉 They miss opportunities to negotiate incentives or closing costs

👉 They sign contracts they don’t fully understand

And the biggest one!

They didn’t know they could’ve had representation for free.

Yep. In most cases, the builder already has it built into their budget to pay a buyer’s agent.

So if you show up alone, that money doesn’t go back to you. It just stays with the builder.

No extra protection.
No negotiation help.
No one explaining the fine print.

Just you hoping everything goes smoothly.

I’m not saying don’t buy a new build.

I’m saying don’t go in unrepresented.
