In real estate transactions, the buyer doesn’t receive the keys until the deal is signed and funded.

This means:
1. Signed – All required parties (buyer, seller, and lender, if applicable) have signed the closing documents.
2. Funded – The lender (or buyer, if paying cash) has transferred the necessary funds to complete the purchase, and the title company has confirmed receipt.

Only once both conditions are met does the transaction officially close, and the buyer gets possession of the property. This is why agents often say, “No keys until funding!”
