Every summer, the same question comes up: 'should we just buy our own vacation home instead of renting one every year?'

It's a fair question — and worth answering honestly, not just emotionally (even though summer is exactly when the emotional pull is strongest).

A few real things to know:

Financing is different. Lenders typically require a larger down payment for a second home — often 10–20% rather than the lower amounts available for primary residences — and interest rates can run slightly higher.

It's not 'free' once it's paid for. Property taxes, insurance, maintenance, HOA fees if applicable, and the cost of furnishing and maintaining a home you're not living in full time all add up.

Rental income isn't guaranteed. If your plan involves renting it out part of the year to offset costs, research the local short-term rental rules carefully — regulations vary widely and have been tightening in many markets.

The emotional math matters too. If a vacation home means your family actually uses it for years and creates real memories, that has a value spreadsheets don't capture.

You're touring your dream home. It checks every box except one — you have to choose between a massive walk-in pantry with all the storage you've ever wanted, OR a spa-style primary bathroom with a soaking tub and rainfall shower.

You cannot have both. Which one are you choosing?

This is genuinely one of the most common 'which feature matters more to you' conversations I have with buyers, and the answers are never as obvious as you'd think.

It always starts the same way. 'We're just looking, not actually buying yet, just curious what's out there.'

Three weeks later: you have a Pinterest board with 47 pins, you know the going rate per square foot in four different neighborhoods, you've mentally moved your furniture into a house you haven't even made an offer on, and you've started using the phrase 'when we buy' instead of 'if we buy.'

There is no shame in this. This is simply what happens. The house hunting brain cannot be stopped once it starts.

We're now past the midpoint of the traditional summer selling season — and it's worth pausing to take stock of where things actually stand nationally, rather than going on vibes alone.

Here's the snapshot: existing-home sales have been climbing, with May posting the highest sales pace since December. Inventory continues to sit at healthier levels than we've seen in recent years — around 4.5 months supply nationally. Median home prices remain at record highs in dollar terms, but affordability is improving because wage growth has been outpacing price growth in most of the country. First-time buyers have made a real comeback, climbing to 35% of the market — the highest share since 2020.

What does this all add up to? A market that is busy, but not frantic. Competitive in many places, but not impossible. Buyers have more room to breathe than they've had in years; sellers still have real, motivated demand on the other side of the table.

If you started this summer with a goal — to buy, to sell, to finally make a move — you still have time. The season isn't over. But the smartest window to act is closing as we head toward fall.
