Please do NOT buy new construction without an agent.
There are some truly great new-build sales agents out there. But it’s important to understand one key thing: they work for the builder — not you.
Here’s why having your own buyer’s agent on a new construction purchase is so important:
1. Someone who works for YOU
The builder’s rep works for the builder. Your agent protects your interests. Pricing, timelines, and contract terms.
2. Stronger negotiations
Builders don’t always lead with their best incentives. Let us negotiate upgrades, closing costs, and lender incentives.
3. Contract & inspection protection
Builder contracts favor the builder. Your agent watches the fine print and schedules 3 phase inspections with a 3rd party inspector.
4. Support start to finish
Delays, walkthroughs, punch list — you’re not handling it alone.
5. Representation is *usually* FREE for you.
In most cases, the builder pays the buyer’s agent — meaning you get representation without paying extra.
