Hi All, here is a great article from Realtor.com that reports the statistics of the current market and its impact for buyers. On a personal level, having discussed the market conditions with fellow Realtors 'on the front lines' as it were, I can agree with this article. It is still a sellers market but the ability to negotiate with the seller is occurring. The market is still strong for those owners who want to sell. Interest rates are still low so in my opinion it is a 'win-win' for both buyers and sellers.

The market has been fiercely competitive recently, but house hunters who experienced difficulty finding a home may have better luck.

*Read my 'P.S.' first*
I don't normally like to post articles by other agents or brokerages. No point in promoting the opposition, is it? LOL! But, as this is an out of state agent and a 7yr old article I will make an exception. I also feel the word 'hate' is a strong word so let me say that if I had written the article I would have said 'frustrates'! And lastly, if the last two points have happened to the Realtor, then you deserve it! Because you should have had the buyers sign a buyers rep agreement!

P.S. A good agent wouldn't let any of these situations occur because the whole point of being the best agent for your client is to educate the client in the buying process.

Now this, IS A REALLY BIG DEAL!!!! One of the biggest challenges for renters is to make the move from renting and being preapproved for a mortgage.

The move aims to make loans more accessible to borrowers with limited credit histories.

This report is aimed at the buyer, but is equally important to the seller too. Apart from replacing the flooring, nearly all the points recommended in this article can work equally well when selling the home. I always try to educate my seller clients that you don't want a buyer to start viewing the home as 'the glass half empty'. The more positive the buyer feels about the property, the higher the offer price!!!

This article is very interesting for the Houston area. Houston is #2 for possible FHA foreclosures after forbearance comes to an end according to this article dated July 7, 2021. Last time around (approx. 2008) the banks flooded the market with foreclosures which caused havoc! (anyone remember what happened to the Las Vegas market!!?) Hopefully the banks have learned from their mistakes and will move forward more cautiously this time!

One group of homeowners continues to be behind on their mortgage payments, which could threaten the strength of certain U.S. real-estate markets.
