It took just 10 months to sell all (10) ~1.5 acre luxury custom home lots at Heritage Estates in Crosby, TX. Throwback to a very successful project from a few years ago...

It was really fun taking what was essentially an empty, open field and bringing it to life with a comprehensive, over-the-top sales strategy. Here are some highlights from the marketing campaign that I created:

✅ I partnered with a Woodlands-based architecture firm to create renderings and a vision of what the neighborhood could potentially look like in the future based on the developers' ideas and community construction/design guidelines.

✅ I invested in a massive signage package to attract tons of local attention. The QR code on my 100 sqft billboard on the frontage was scanned several hundred times during the listing period.

✅ I conducted what turned out to be a very successful ground campaign that included hundreds of phone calls, emails, and conversations with people in the Crosby area to create buzz around the community.

✅ And, I ran multiple social media ad campaigns to attract buyers from outside the area.

Great opportunity. Really successful project. My opinion at the time was that going above and beyond what was normal and expected of a listing agent would be essential for success. I still think that's true... especially for land sales.

My awesome clients saw 10+ resale listings over the past few weeks. Last Friday, they decided to purchase a new construction home and got an amazing deal...

If you're renting in/around Houston and are ready to buy a home, new construction is a great option right now. It's an easy path to homeownership; financial stability; and future prosperity for yourself and your family. That's especially true if your budget is under $250,000, but it applies to every price point. Builder incentives being offered at the moment are very good!

Affordability and a lack of quality inventory are real challenges in the Houston area. It isn't just high interest rates negatively affecting would-be homeowners; it's also higher insurance costs, property taxes, deferred maintenance by sellers in the resale market, and supply/demand pressure. All of those things combined are making it almost impossible for many first-time buyers to succeed in this market.

My clients chose to forgo the multiple offer competition and/or the immediate need for a major roofing/HVAC/foundation/plumbing upgrade or repair... not to mention the significant cosmetic things needing to be fixed, which is what we saw with almost all of the prospective resale homes we looked at.

And, this is what my buyers are getting:

✅ A brand new home with 4 bedrooms and 3 bathrooms

✅ A mortgage payment under $1,800/month (could have been under $1,600/month, but they decided to go with a home that has an extra bedroom and more space)

✅ All closing costs covered and zero down payment

✅ Builder and manufacturer warranties in place

✅ Refrigerator, washer/dryer, and blinds included

✅ Front/back irrigation system, fenced backyard, and landscaping package included

✅ Quartz countertops; tankless water heater; and smart home features

✅ Located south of 99 just 30 minutes from Downtown Houston and 20 minutes from IAH

There's unmatched value in the home that they decided on. Congratulations to my buyers on the great decision they made and the excellent deal they received! I'm very grateful for the opportunity to help you with this!

It's a great time to buy a new construction home. Given current market conditions, there's so much value in the incentives that builders are offering - a lower interest rate if you use a preferred lender; closing cost contributions; price reductions; appliance, etc packages; and builder/manufacturer warranties.
