Some addresses need no introduction, and in The Woodlands, East Shore is one of them.

Grogan's Point, inside the original Village of Grogan's Mill, is the community's estate neighborhood in the truest sense. Established in 1982, it spans about 800 acres with only around 465 estates. Its identity has never wavered: large residences on large lots.

Heritage trees arch over streets like North Tranquil Path, and the homes range from Southern Colonials to Mediterranean and refined contemporary designs on generous, private lots. Some neighborhoods have a golf course nearby. The Village of Cochran's Crossing is built around one.

Opened in 1983, the village wraps around The Woodlands Country Club's 27-hole Arnold Palmer Course. So much of it is oriented to the course that whole neighborhoods are named for it: Palmer Bend, Palmer Crest, Palmer Point, and the Estates of Palmer Woods. Homes along the King, General, and Deacon nines enjoy fairway frontage and views.

Residents call it the happy village, and it is packed with amenities: Bear Branch Park and its rec center, sports fields, dog park, and skate park, Shadowbend Park, the original Woodlands YMCA, and more than twenty smaller parks.

Meet the escrow account. Your payment includes principal, interest, taxes, and insurance. Principal and interest are fixed. Taxes and insurance are not, and in Texas both keep climbing.

Property taxes rise as Montgomery County valuations rise. Insurance premiums keep climbing statewide. When your escrow runs short, the lender raises your monthly payment to cover the new cost and makes up the shortage, which is why the jump feels so big.

What helps: file your homestead exemption, which caps how much your taxable value can rise each year. Shop insurance at renewal. And budget for the real cost of ownership, not just the day-one payment.
