The families who needed to close before school started have closed. The summer competition has thinned out. But serious inventory is still on the market. Sellers who listed in June and haven't closed are motivated. Price reductions are more common in August than any other month. The fall rush doesn't hit until September.

You have a window right now where buyer traffic is lower but good homes are still available. Closing in August means being settled before the school year routine fully kicks in.
