January 2026 is bringing an interesting shift to The Woodlands housing market. We’re seeing more homes hit the market, but prices are still moving up – a combo that’s creating real opportunities for both buyers and sellers.

Active listings jumped to 354 homes, up about 30% from this time last year, and months of inventory climbed to 3.6. That’s a move toward a more balanced, “normal” market and gives buyers more choices and a little more breathing room.

Even with that extra inventory, prices are holding strong. The median sales price in The Woodlands is now around $602,500, up about 9% year over year. Demand is still very real, especially with our master-planned communities, great schools, and all the amenities and trails this area is known for.

Homes are taking a bit longer to sell, averaging about 91 days on the market, which means buyers have a bit more room to negotiate, especially on homes that are well-priced and well-presented. On the higher end, luxury homes over $1M are seeing more activity, while the mid-range has leveled off slightly.

Looking ahead through 2026, most forecasts expect prices to grow at a more moderate pace, around 2–4%, with affordability improving as interest rates level out in the mid-6% range.

The Woodlands Market Shifts Toward Balance as Inventory Rises

The Woodlands housing market is continuing to soften compared to previous years, creating more opportunities for buyers and shifting leverage back to center.

As of December 2025, homes are taking about 42 days to sell (same as last year), but sellers are seeing fewer offers on average — just 2 per listing — and price reductions are becoming more common.

The median sale price dropped to $558K, down 7.1% year-over-year, while active listings jumped 27% to 356 homes. Homes sold also dipped 8% to 114, signaling more cautious buyer activity.

Interestingly, price per square foot rose 3.5% to $224, showing that strong value still exists for move-in-ready, well-priced properties.

Inventory levels hit 3.1 months in December — up 35% from last year — meaning we’re approaching a balanced market (generally 5 to 6 months of inventory is considered balanced). Paired with higher mortgage rates and rising seller expectations, this is giving buyers more negotiating power and options to choose from.

Still, demand remains steady thanks to top-rated schools, corporate relocations, and proximity to Houston — especially in high-demand neighborhoods.

Big changes are unfolding in The Woodlands real estate market as we move into 2026. After years of strong seller dominance, we’re now seeing a more balanced environment–giving both buyers and sellers new opportunities to make smart moves.

At the end of 2025, inventory rose 27%, and home prices adjusted down slightly. We closed the year with more homes on the market and buyers taking a bit more time to decide. Currently, the median sales price stands at $557,500, and there’s 3.1 months of inventory available–a key sign that things are leveling out.
