One of the hardest parts of selling a home with kids isn’t the staging… it’s figuring out what to do with everyone when a last-minute showing pops up 😅

Sometimes you get notice. S ometimes you don’t. Sometimes it’s right after school, during dinner, or when the house is finally settled into full “real life” mode.

And while the goal is always to have a clean, show-ready home, the reality is: you’re still living in it. Which means you need a plan for the in-between moments too.

Having a few easy, go-to places to take the kids during showings makes a huge difference. Not just for logistics, but emotionally too. Fun distractions can really help kids who are feeling unsure, stressed, or emotional about the idea of moving. Turning it into “we’re going on an adventure” instead of “we’re being kicked out of the house” can make this whole process a lot easier on everyone.

So I put together some of our favorite spots around The Woodlands that make it easier to get out of the house fast — parks, quick stops, and simple ways to keep kids entertained while buyers walk through.

Nothing fancy. Nothing over planned. Just realistic options that help you survive the chaos of showings while still living your normal life.

Ideally, yes — your house would be spotless for every single showing. Counters clear, toys put away, laundry folded, everything perfectly staged.
But real life doesn’t always work like that. Sometimes showings pop up right after school pickup, during dinner prep, after a long workday, or with barely any warning while the house actually looks… lived in. And if you’re actively living in your home while it’s on the market, trying to keep it “show ready” 24/7 can feel impossible.
So here’s one of my favorite survival tips:
Keep an EMPTY laundry basket ready at all times. 🧺
When a last-minute showing comes in, quickly toss in:
• toys
• mail
• chargers
• random countertop clutter
• shoes
• all the little things that visually pile up during normal life
Then put the basket in your car and go. 🚗
Is it a perfect long-term organizing system? Absolutely not 😂
But it helps keep your sanity while living through showings, helps the house photograph and show cleaner, and makes the process feel a lot more manageable for real families living real life in their homes.
Selling a home doesn’t require perfection. Sometimes it just requires a good system for surviving the chaos.

Every summer, I notice a clear shift in conversations with clients—more inquiries about moving to the country.
There’s something about this season that tends to bring it to the surface. Life slows down a little. Kids are out of school, evenings are spent ou’’tside, and routines feel less rushed. And in that space, people start thinking more about lifestyle—not just the house they’re in, but how they actually want to live.
