You have TWO offers on your home.

One is CASH.
One is FINANCED.

So…which one do you take? 👀

Don’t automatically choose the cash offer and don’t automatically choose the highest price.

Here’s how I would evaluate the two:

1️⃣ Start with the purchase price.
Obviously, price matters. But it’s only the starting point.

2️⃣ Look at the buyer’s financing.
For a financed offer, how strong is the buyer’s pre-approval? How much are they putting down? How experienced is the lender? These details can help you understand the strength of the offer.

3️⃣ Verify the cash.
A cash offer should come with **proof of funds** showing the buyer has the funds necessary to close.

4️⃣ Compare the terms.
Look at:
• Earnest money
• Option period
• Closing date
• Financing/appraisal contingencies
• Seller concessions
• Any other contingencies

5️⃣ Consider certainty.
A cash offer may eliminate some financing-related risks, but cash does NOT automatically mean a guaranteed closing. The specific contract terms still matter.

The question is:

Which offer gives you the best combination of PRICE + TERMS + CERTAINTY?

And that answer can be different for every seller.

Sometimes certainty is worth more than the higher price.

This is where having an agent who knows how to evaluate and negotiate the entire offer not just the number at the top can make a significant difference.**
